This Land Agent position is a key part of that effort.Position SummaryAs a Land Agent, you are the frontline connection between Halo, our clients, and landowners across Monroe County, Ohio. You are responsible for negotiating oil and gas leases, documenting all activity with precision, and representing Halo with professionalism in the field and over the phone.You will use your knowledge of leases, land concepts, and negotiation to move deals forward while balancing quality, quantity, and strong relationships. The ideal candidate brings one to three years of land or related experience, is highly organized, and thrives in a setting with clear expectations and minimal micromanagement.Key ResponsibilitiesLandowner Outreach and NegotiationContact landowners through phone, email, letters, and in person visits to discuss lease opportunities and project needs across Monroe County, OhioExplain lease terms, answer questions, and handle objections in a clear, professional mannerNegotiate lease terms within approved authority and escalate redlines or nonstandard requests for reviewBuild rapport with a wide range of landowners, including elderly or high profile individuals, and maintain patience and professionalism at all timesCoordinate attorney or representative interactions where needed and provide context to project leadershipDocumentation and ReportingMaintain accurate negotiator notes for every contact, including date, method of contact, and outcomeCorrectly request leases and related documents, including LPRs and ARFs, with complete and accurate informationTrack and update the status of leases and tracts in project systems and trackersUse accuracy trackers and quality reports to continually improve, reduce errors, and avoid repeated issuesEnsure all lease forms, riders, and related documents follow current project standards and approvalsField Work and Site EngagementConduct field visits when needed to meet landowners, deliver documents, and support recording or execution throughout Monroe County and surrounding areas in eastern OhioRepresent Halo professionally in appearance, communication, and conduct during all in person interactionsCoordinate with team members to cover field and remote needs based on project structureInternal Communication and TeamworkCommunicate consistently with project managers, coordinators, and admins on status, blockers, and upcoming needsShare best practices and lessons learned with peers and support a culture of continuous improvementStep in to help teammates when possible and maintain a team first mindset, even as an independent contractor when applicableWhat Success Looks LikeWhile every project is different, success in this role generally follows a progression.Within 30 DaysUnderstand core project processes, expectations, and Halo standardsKnow how to submit LPRs, ARFs, and billing, and understand basic workflow from contact to executionUnderstand team structure and know who to go to for specific questions and approvalsWithin 90 DaysOperate with a high degree of self sufficiency in daily responsibilitiesBe fully familiar with lease forms, standard riders, and riders that require special approvalKnow where to find answers in prior emails, resources, and systems before asking repeat questionsWithin 6 to 12 MonthsDeliver consistent high quality work with reduced errors and strong accuracy metricsDemonstrate clear strengths as a closer, relationship builder, or documentation specialist that leadership can lean intoBe considered for mentorship opportunities, higher level assignments, or future lead or employee positions depending on fit and interestMake the manager’s job easier by staying ahead of issues and requiring only periodic check insRequired QualificationsOhio Notary Public commission, or ability and willingness to obtain within a defined timeframeOne to three years of experience in land, oil and gas, right of way, real estate, or a closely related fieldWorking knowledge of basic land concepts such as township, range, section, and general understanding of lease structuresStrong written and verbal communication skills, including clear notes and professional email etiquetteGeneral technical proficiency and comfort with email, spreadsheets, and web based CRM or project systemsReliable transportation for local field visits in Monroe County, Ohio when requiredCulture and Team FitA strong fit for this role is someone who:Brings a team first mindset and is willing to help others on the projectIs not selfish or entitled and is comfortable recording documents and doing foundational workLives out Halo’s core values and Halo Habits in daily actions, not just wordsTakes pride in representing Halo positively with landowners, clients, and peersEnjoys being part of a high performing, competitive, and supportive teamWhat You Can ExpectA culture that values both results and how those results are achievedA fun and supportive environment that makes land work engaging againFreedom and flexibility in how you structure your work, with clear expectations and minimal micromanagementA strong support system beyond a single manager, with access to experienced team members and leadersReal opportunities to grow, whether that means more complex assignments, informal leadership, or exploration of other roles within HaloLeaders who work to understand your strengths and weaknesses and assign work to help you succeed
