Senior Analyst - Asset Management— Real EstateDepartment: Asset Management  |  Reports to: Director, Asset Management  |  Location: Philadelphia (Bala Cynwyd), PA or Pittsburgh, PAPosition SummaryWe are seeking a Senior Analyst - Asset Management to support the performance and value creation of a self-storage real estate portfolio. The Senior Analyst will own investor and portfolio reporting deliverables and play a central role in business plan execution and strategic decision-making for assets under management, supported by underlying financial analysis. This is a high-visibility role offering direct exposure to senior leadership, joint venture partners, and third-party operators.Key Responsibilities        Analyze operational and financial performance of assets and the overall portfolio, including variance analysis against budget, underwriting, and prior-period results, to identify trends, risks, and value-creation opportunities.        Prepare and distribute recurring investor and portfolio reporting packages, including quarterly performance reports, asset-level dashboards, and ad hoc investor requests.        Aggregate asset-level data into portfolio-level reporting on occupancy, NOI, leasing activity, capital spend, debt metrics, and return performance         Draft quarterly investor letters and board materials, along with asset-level business plan updates in coordination with investor relations, accounting, and fund management.        Own the integrity of reporting data — reconcile property-management, accounting, and other outputs and maintain standardized templates and reporting calendars across the portfolio.        Support disposition and refinancing processes        Support quarterly valuations by preparing distribution roll-forwards        Partner with property managers and leasing teams to evaluate operational metrics, capital projects, and operating budgets, and reflect approved decisions in portfolio reporting and forecasts.Qualifications    Bachelor's degree in Real Estate, Finance, Economics, Accounting, or a related field.    Minimum 2-3 years of professional experience with a concentration in real estate     Advanced proficiency in Excel   Strong understanding of real estate fundamentals: NOI, cap rates, IRR/equity multiple, waterfalls, and debt structures.     Strong written and verbal communication skills; able to present analysis clearly to senior stakeholders.   Highly organized self-starter who can manage multiple workstreams under deadline.
