Property Manager – Pre-Lease, Marketing & Leasing (Gainesville, FL)
Location: Gainesville, FloridaEmployment Type: Full-Time, On-SiteProject: ALMA at Archer Place - Student Housing ApartmentsAbout the RoleWe are seeking an experienced Property Manager with strong pre-leasing, marketing, and on-the-ground leasing expertise to lead operations for our new student housing development in Gainesville.This role is ideal for someone currently working in student housing or multifamily management who thrives in fast-paced lease-up environments.The ideal candidate understands the Gainesville/UF market, knows how to drive leasing velocity, and can manage both day-to-day operations and larger strategic initiatives as the project grows from Phase 1 to Phase 2.Key ResponsibilitiesPre-Leasing & Leasing (Primary Focus)Develop and execute the pre-lease strategy for Phase 1 (55 beds) and Phase 2 (504 beds).Oversee all leasing activities: tours, follow-ups, lead tracking, conversion reporting.Build relationships with UF organizations, local businesses, and student groups to generate leasing traffic.Manage leasing agents and coordinate staffing during peak seasons.Maintain CRM/lead databases and ensure accurate reportingMarketing & OutreachImplement local marketing campaigns tailored to the Gainesville student demographic.Coordinate with ownership/marketing team on digital campaigns, events, signage, promotions, and referral programs.Identify and manage partnerships with local influencers, student ambassadors, and campus organizations.Track KPIs to optimize leasing performance and marketing spend.Property OperationsServe as the on-site representative for ownership.Manage daily operations, resident communication, and service needs.Oversee vendors, maintenance coordination, and building readiness prior to opening.Develop procedures and standards for move-in, inspections, and resident satisfaction.Required Qualifications2+ years of experience in property management, student housing, or multifamily leasing.Proven success in lease-ups or pre-leasing campaigns.Strong knowledge of the Gainesville student housing market.Excellent communication and sales skills.Ability to work independently with a high level of accountability.Familiarity with property management systems (Yardi, RealPage, Entrata, etc.) is a plus.Preferred ExperiencePrevious leasing or management role at a student housing community near UF.Experience building a lease-up pipeline from zero to stabilization.Background coordinating local marketing and campus engagement programs.CompensationCompetitive salary + performance-based incentives.
