Position SummaryThe Maintenance Director/Technician is responsible for maintaining a safe, functional, and compliant physical environment for residents, staff, and visitors. This role ensures compliance with federal, state, and local regulations including Centers for Medicare & Medicaid Services (CMS), Life Safety Code requirements, and HHSC standards.Essential Job Functions1. Facility Maintenance & Repairs Perform routine and emergency repairs on: Plumbing systems (toilets, sinks, drains)Electrical systems (lighting, outlets, breakers)HVAC systems (heating, cooling, ventilation)Doors, locks, windows, and furnitureMaintain building structure, roofing, and groundsEnsure fire doors, exit doors, and safety systems function properly2. Preventative Maintenance Program Implement and maintain a scheduled preventative maintenance programConduct routine inspections of: HVAC systemsEmergency generatorsFire alarm and sprinkler systemsKitchen equipmentResident care equipment (beds, lifts, etc.)Document all inspections, repairs, and maintenance activities3. Life Safety & Regulatory Compliance Ensure compliance with: Life Safety Code (NFPA standards)CMS F-tags (e.g., F880 infection control environment)HHSC facility regulationsConduct and document: Weekly generator testing (minimum 30 minutes under load)Monthly and annual inspectionsFire drill support and system readinessMaintain logs for: Generator testingFire alarm inspectionsEmergency lighting and exit signs4. Work Order Management Receive and prioritize work orders via system (e.g., TELS or equivalent)Complete tasks in a timely and efficient mannerCommunicate status updates to department heads and administrationTrack recurring issues and implement corrective actions5. Safety & Risk Management Maintain a safe environment for residents and staffIdentify and correct hazards (slips, trips, electrical risks, etc.)Ensure proper storage and handling of tools and chemicalsAssist with emergency preparedness (power outages, disasters)6. Infection Control Support Support infection control practices by: Maintaining proper ventilation systemsEnsuring clean and sanitary environmentAssisting with isolation room setup and maintenance needs7. Vendor & Contractor Oversight Coordinate with outside vendors for specialized repairsEnsure contractors follow facility policies and safety standardsMonitor quality of work and completion timelines8. Groundskeeping (if applicable) Maintain facility exterior including: Parking areasWalkways and entrancesEnsure grounds are clean, safe, and presentableQualificationsHigh school diploma or equivalent requiredExperience in building maintenance, preferably in healthcare or long-term careKnowledge of: Electrical, plumbing, HVAC systemsLife Safety Code and basic regulatory complianceAbility to read manuals, blueprints, and safety instructionsStrong problem-solving and organizational skillsPhysical RequirementsAbility to lift, push, or pull up to 50 lbsProlonged standing, walking, bending, and climbingAbility to respond to emergency situations at any timeWork ScheduleFull-time position with on-call responsibilitiesMust be available for emergencies (after hours, weekends, holidays)Performance ExpectationsTimely completion of work ordersAccurate and complete documentationCompliance with all regulatory requirementsProfessional communication with staff and residentsMaintenance of a safe, hazard-free environmentAdditional DutiesParticipate in facility QAPI activitiesAssist during surveys and inspectionsPerform other duties as assigned by the AdministratorCompensation details: 17-19 Hourly WagePIdf9b00cc9e54-26289-40412384
