The Leasing Manager plays a critical role in our industry, leading single-family rentals.
Leasing organization, helping inspire and drive outstanding operating results and customer satisfaction with their market's leasing team. This role leads and actively participates in the leasing team's daily operations, driving sales performance and ensuring excellent customer service throughout the prospect-to-lease journey. This position reports to the Leasing Director and is responsible for achieving leasing targets through effective team management, pipeline oversight, direct involvement in sales activities and participation in marketed asset review.
Core ResponsibilitiesTeam Leadership & Development
Lead, coach, and develop a team of leasing agents, which may be across multiple markets and locations
Conduct weekly team meetings and regular individual coaching sessions
Provide hands-on training for prospecting, sales techniques, and system usage
Monitor and improve team performance metrics and conversion rates
Implement best practices for customer engagement and follow-up
Participate directly in sales activities to support team and demonstrate leadership
Pipeline ManagementProspect Pipeline
Ensure daily prospecting activities are aligned with strategic priorities and meet company standards
Ensure lead response times and follow-up quality exceed service level agreements
Continuously optimize home tour engagement processes and sales techniques in prospect contact
Review and analyze showing/tour feedback, and suggest next best actions
Maintain high conversion rates from lead to tour to application to lease
Actively participate in prospect follow-up during high-volume or low demand periods
Application Pipeline
Oversee application sales and lease execution processing efficiency
Monitor application-to-lease conversion rates and response times
Ensure timely lease execution
Review application decisions for consistency and policy adherence
Maintain compliance with fair housing requirements
Assist in application pipeline during peak and high demand periods
Performance ManagementTrack and manage team KPIs and Service Level Agreements
Monitor individual and team conversion metrics
Ensure quality standards for customer communication
Review call and message quality and documentation
Implement performance improvement plans as needed
Report performance metrics to Leasing Director
Market IntelligenceMaintain thorough knowledge of assigned market areas
Monitor local market trends and competitor activities
Provide market insights to Leasing Director
Understand inventory challenges and opportunities
Participate in market assessment activities as directed
Contribute to pricing and promotion discussions
Operational ExcellenceEnsure compliance with company policies and procedures
Maintain accurate documentation and reporting
Participate in required property visits and home walks as directed
Support team during high-volume periods or staffing shortages
Implement and monitor "Branch Best Practices"
Coordinate with other departments for optimal results
Required QualificationsActive Real Estate License with 1-2 years of experience
2+ years of sales team management experience
Proven track record of achieving sales targets
Experience with virtual team management
Strong proficiency in CRM and property management software
Excellence in written and verbal communication
Preferred QualificationsBachelor's degree
Property management industry experience
Experience with Salesforce and Yardi
Background in single-family home leasing
Multi-market management experience

Working ConditionsFull-time position, Monday through Friday evenings and weekends as required
