Community DirectorPosition OverviewThe Community Director will lead day-to-day operations of a 340 unit multifamily community driving occupancy, resident satisfaction, and financial performance. This role combines hands-on property management with strategic planning overseeing leasing, maintenance and renovation projects, budgeting, vendor relationships, and team development to ensure a safe, attractive, and profitable living environment.Key ResponsibilitiesProvide leadership and direction for on-site management teams, including recruiting, training, coaching, and performance management.Develop and execute leasing strategies to meet or exceed occupancy and revenue targets; monitor market trends and adjust pricing and incentives accordingly.Manage property operations, including routine maintenance, preventative maintenance programs, vendor and contractor coordination, and oversight of major renovation and capital improvement projects.Prepare, manage, and report on property budgets, monthly financials, and variance analysis to achieve profitability and control expenses.Ensure excellent resident relations by addressing concerns promptly, implementing resident retention programs, and maintaining high standards for customer service.Ensure compliance with fair housing laws, local regulations, safety standards, and company policies; coordinate inspections and corrective actions as needed.Partner with marketing teams to develop community outreach and advertising plans that drive qualified leads and strengthen brand presence.Monitor and report key performance indicators (occupancy, turnover, lease conversion rates, delinquency, maintenance response times) and implement action plans to improve results.Coordinate move-ins/move-outs, lease renewals, and collections processes to maximize occupancy and minimize turnover-related costs.Oversee vendor and contractor selection, contract negotiation, and quality control for renovation and maintenance work.QualificationsBachelors degree in Business, Real Estate, Hospitality, or related field preferred; equivalent experience considered.2+ years of progressive property management experienceDemonstrated success improving occupancy and driving leasing performance in a competitive market.Experience managing renovation projects and capital improvements, including budgeting, scheduling, and contractor oversight.Strong financial acumen with experience preparing and managing property-level budgets, P&L oversight, and forecasting.Proven leadership skills with experience developing high-performing teams and fostering a positive workplace culture.Working knowledge of property management software (e.g., Yardi, RealPage) and Microsoft Office applications.Thorough knowledge of fair housing regulations, state and local landlord-tenant laws, and safety/compliance requirements.Excellent verbal and written communication skills, strong customer service orientation, and ability to resolve conflict professionally.Valid drivers license and reliable transportation for site visits; flexibility to respond to after-hours issues as needed.BenefitsMedical, Vision, Dental401KPTOPaid Holidays Email Your Resume In Word ToTim.Mestrich@CyberCoders.comLooking forward to receiving your resume through our website and going over the position with you.
