Assistant Project Manager

We are working with a well-established, Orlando-based charitable organization that manages a substantial commercial real estate portfolio to find an Assistant Project Manager to help oversee construction, tenant improvement, capital improvement, and maintenance projects across their properties. This is a hands-on role for someone who wants ownership over projects from bid to closeout, working closely with a Senior Construction Manager and the property management team to keep spaces in top shape for tenants.What You'll DoManage assigned construction, tenant improvement, and capital improvement projects from bid through closeout, including field coordination, cost control, and schedule adherenceRun the bid process — prepare RFPs, evaluate responses, and recommend awardsEstimate projects and build budgets for management reviewCoordinate contracts and purchase orders for construction-related servicesReview and code maintenance and construction invoices, confirming lien releases are in hand before paymentCoordinate with the Property Manager on move-out and annual inspections across the portfolioPartner with Property Management to build yearly capital expense plansCoordinate move-in and move-out activity with Leasing and Property Management teamsInspect non-portfolio properties on an ongoing basis to confirm they're properly maintainedSupervise Maintenance Technicians to keep projects on time, on budget, and up to standardServe as the construction representative with outside contractors on assigned projectsDevelop and implement fixes for maintenance issues as they come upEnsure vacant properties get bi-weekly inspections and any maintenance needed to stay leasing-readyCoordinate with Accounting on invoices, project cost reporting, and vendor documentationKeep close-out materials, change orders, and other project files organizedWhat You'll BringField/jobsite experience strongly preferred — this role spends real time on-site, not just behind a deskStrong working knowledge of commercial buildings and equipmentAbility to read and interpret building plans2-4 years of commercial construction, facilities, property management, or project coordination experience preferredFour-year degree in Construction Management or a related field preferredExperience with AutoCAD and Bluebeam a plusWorking knowledge of commercial construction practices — estimating, scheduling, procurement, and documentationStrong organizational skills with the ability to prioritize and adapt to shifting prioritiesComfortable communicating clearly, verbally and in writingValid Florida driver's license with a clean driving recordAbility to lift 50 lbs. and climb ladders as needed for job site visitsWhat You'll GainA salary of $85,000-$90,000, based on experienceA chance to own projects end-to-end for a respected, mission-driven Orlando organization with a diverse real estate portfolioHighly subsidized medical coverage (employee-only coverage at no cost)Employer-funded HSA contributions up to $2,000 annuallyA 3% fully vested 401(k) contribution, plus a 6% match and discretionary 6% profit sharingComprehensive dental and vision coverageEmployer-paid life and AD and D insurance, plus employer-paid long-term disability coverageRoom to grow within a stable, well-regarded organization known for taking care of its peopleAt Framework, we keep it simple: we connect great people with great builders.
