Senior Property Manager The Reserve NYC | 215 E. 124th St., Manhattan | 256 UnitsPosition OverviewThe Senior Property Manager oversees all daily operations at The Reserve, a newly constructed luxury high-rise offering both co-living furnished bedrooms and conventional 2- and 3-bedroom apartments. This role manages a team of two superintendents and two leasing consultants, reports to ownership weekly, and is the primary point of contact for resident relations, vendor management, and financial performance.Core ResponsibilitiesOperationsManage all building operations across 256 units, including co-living and conventional apartment inventory, ensuring a consistent luxury standard throughoutSupervise, schedule, and performance-manage two superintendents, including work order prioritization, preventive maintenance, and common area upkeep across all amenity spaces (rooftop lounges, fitness center, wellness spa, coworking room, golf simulator, recording studio, parlour, bike room, and pet wash station)Maintain and oversee all building systems including keyless entry (smartlocks), AI-assisted remote monitoring, Amazon package lockers, and the lobby transit screenEnsure amenity spaces are fully operational, inspected regularly, and cleaned per schedule; coordinate with vendors for any equipment requiring specialized service (Pelotons, hydromassage, infrared sauna, golf simulator)Manage the parking operation and bike room rentals including fees, access, and tenant assignmentsCoordinate move-in and move-out logistics for both co-living and conventional residents, including furniture condition checks for furnished bedrooms and apartment inspectionsLeasing and OccupancyOversee two leasing consultants, including pipeline management, tour quality, lead follow-up, and closing performanceManage all leasing activity in Entrata including guest card entry, lease generation, concession tracking, and lease execution for both co-living bedroom leases and conventional apartment leasesMonitor occupancy, lead volume, and conversion rates weekly; adjust leasing strategy and marketing spend in coordination with ownershipEnsure proper handling of affordable unit inquiries in compliance with NYC Housing Connect protocols; confirm staff adhere to the prohibition on direct affordable unit rentalsManage voucher inquiries and coordinate with government housing agencies as neededEnforce 12-month minimum lease term policy across all unit typesResident RelationsServe as the escalation point for all resident issues including maintenance complaints, roommate conflicts in shared suites, lease disputes, and amenity access questionsManage optional amenity fee enrollments (fitness, coworking, wellness, golf simulator, recording studio) and track billing in EntrataOversee pet registration, pet deposit collection, and policy enforcementMonitor and respond to resident communications through Entrata and direct channels in a timely mannerCoordinate periodic cleaning services for co-living shared suites and basic supply replenishmentFinancial ManagementOwn the property's Entrata ledger including rent collection, charge posting, late fee enforcement, security deposit management, and delinquency follow-upPrepare and review monthly financial reports including income, variance from budget, and delinquency summariesTrack and reconcile ancillary revenue streams including amenity fees, bike room fees, pet fees, and parkingManage vendor invoices and submit for approval; maintain organized documentation for all operating expensesSupport annual budget preparation with input on staffing costs, vendor contracts, and capital needsOwnership ReportingLead or support weekly ownership meetings with a prepared agenda covering occupancy, leasing pipeline, financial performance, maintenance status, and any resident or operational issuesProvide written summaries or reports as requested by ownership; flag risks proactivelyExecute ownership directives on pricing, concessions, capital projects, and policy changesComplianceEnsure building operations comply with NYC housing regulations, fair housing law, and building code requirementsMaintain current documentation for all required inspections, certificates, and permitsEnforce lease terms consistently across both co-living and conventional residents
