Land Development Project Manager
LFG Homes is seeking a Land Development Project Manager to manage residential development projects from raw land through finished, developed lots ready for vertical home construction. This role will oversee the full horizontal development process, including due diligence, entitlement coordination, site planning, permitting, budgeting, contractor management, utility coordination, schedule management, and delivery of finished lots to the construction team.The ideal candidate has experience in residential land development, civil construction, sitework, utilities, stormwater, permitting, and project coordination. This person should be highly organized, financially disciplined, and capable of managing multiple communities at different stages of development.Key ResponsibilitiesManage development projects from raw land acquisition handoff through fully developed, permit-ready lots.Coordinate due diligence including surveys, geotechnical reports, environmental reviews, title matters, utility availability, zoning, and site constraints.Work with engineers, planners, consultants, and municipalities to advance site plans, construction drawings, permits, and approvals.Manage site development budgets including estimating, bid solicitation, contract review, change orders, and cost tracking.Oversee horizontal construction including clearing, grading, roads, storm drainage, sewer, water, utilities, erosion control, and final lot preparation.Coordinate contractors and vendors to ensure work is completed on schedule, within budget, and to required quality standards.Track development schedules and proactively identify risks related to permitting, weather, utilities, materials, inspections, or contractor performance.Maintain communication with internal teams including land acquisition, finance, sales, marketing, and vertical construction.Manage inspections, punch lists, as-builts, bonds, closeout documents, and jurisdictional approvals.Deliver finished lots to the homebuilding team in accordance with business plan timing, budget, and construction-readiness standards.Qualifications3 to 7+ years of experience in land development, civil construction, sitework, residential development, or related project management.Strong understanding of grading, utilities, roads, stormwater, erosion control, and municipal approval processes.Experience managing engineers, contractors, consultants, inspectors, and local government agencies.Ability to read and understand civil plans, plats, development budgets, contracts, and construction schedules.Strong organizational, communication, and problem-solving skills.Comfortable managing multiple projects and priorities at once.Proficiency with project management software, spreadsheets, and construction documentation tools.Bachelor’s degree in construction management, civil engineering, real estate development, or related field preferred, but not required with strong relevant experience.Success MeasuresProjects delivered on time and within approved development budgets.Finished lots delivered according to construction start schedules.Change orders, delays, and permitting issues managed proactively.Strong contractor accountability and quality control.Clear communication across development, finance, and construction teams.
