Project Manager

The Project Manager performs financial, administrative, and management functions working in tandem with Project Supervision to coordinate construction of quality projects, built safely and completed on time and within budget.Duties and Responsibilities:-Startup and planning activitiesDevelops estimates and proposalsNegotiates contracts for the companyReviews and approves contract scope and dollar and forwards for executionChairs internal "Pre-construction meetings" with sales, supervision, safety, and subcontractors and prepares and distributes documentationAdministrative managementObtains necessary licenses and permitsObtains Certificates of Insurance and Payment & Performance BondsObtains necessary contractual documentation from all subcontractors and vendorsCommunications between UFI and clientDevelops and maintains a positive and professional relationship with the client and project teamEnsures all significant changes are clearly communicated to the project teamDrawing and document controlBecomes familiar with project documents (Architectural & Structural Drawings, Specifications, etc.) prior to beginning workManages control and distribution of all contract documents including contract drawings, specifications, shop drawings, and all associated revisionsMaterial/equipment purchases and subcontractsPrepares purchase orders for project commitmentsPrepares subcontracts for any vendor contributing jobsite laborManages all change orders and claimsFinancial management and reportingManages the financial aspects of contracts (i.e. fee payment, rental equipment, income/expenses, etc.) to protect the company's interest while maintaining good relationships with the clientAssumes an active role in selecting and designing systems and ensures final estimates, job cost, etc. reflect the systems selectedDevelops and manages job cost and field labor reportsDevelops schedule of values, executes all pay applications and change ordersProvides financial forecasts and projections during the projectCloseout activitiesPrepares warranty documents and other project closeout documentationCoordinates final billing and collection process to closeout projectsOther duties and projects as assignedQualifications:-Relevant four year college degree or equivalent work experienceMore than 2 years construction management experienceAdvanced document review skills (contract and shop drawing)Formwork system experience/trainingSafety/First Aid and Quality Control knowledgeAdvanced purchasing/buyout procedure skills/knowledgeFamiliarity with estimating and cost tracking systemsAdvanced scheduling and documentation skillsExcellent communication skillsWorking Condition Requirements:-Work independently or collectively as part of a groupPlan, direct, and coordinate an entire activity or the activities of othersFunction effectively in office and field work environmentsPerform a variety of duties which may change oftenReports directly to Area ManagerMay have subordinate training and mentoring duties assignedBenefits401(k)401(k) 4% Match401(k) matchingAD&D insuranceCell phone reimbursementDental insuranceDisability insuranceEmployee assistance programFlexible spending accountHealth insuranceHealth savings accountLife insuranceOpportunities for advancementPaid time offRetirement planVision insurance
