Property Manager

Job Description Responsibilities: As Site Manager, this individual is responsible for day-to-day operations at a housing community. This includes management of the full tenant lifecycle, oversight of site staff, purchasing of building supplies and equipment, maintenance of vendor relationships, and providing excellent customer service. The Site Manager must complete all responsibilities while complying with government rules and internal policies. Responsibilities may include, but are not limited to, the following:Provide outstanding customer service to all residentsOversee full tenant lifecycle including marketing/leasing, processing applications, collecting rent, and facilitating move-ins, recertifications and move-outsPartner with Area Manager to resolve past due balances, tenant complaints, lease violations, and other issuesWalk interior and exterior common areas daily and conduct annual inspections of occupied units, as well unit inspections at move-in, move-out, and as neededCoordinate efficient completion of work orders and unit turnovers in accordance with company policiesIn partnership with Engineer, place orders for building equipment, office supplies, cleaning supplies etc. and reconcile deliveries upon receiptManage vendor relationships and notify Area Manager/Construction Manager when vendors are onsiteEnsure all accounting data is submitted to the accounting team in a timely fashionMake recommendations to Area Manager during annual budgeting process based on building, unit, and tenant needsManage a small team of direct reports including administrative and maintenance staffMeticulously maintain management office and all site files including tenant files, maintenance logs, records of building fixtures and equipment, etc.Serve as emergency contact outside of business hoursProvide general administrative support including answering phones, email, and mailPlan and lead tenant meetings and events such as holiday partiesOther responsibilities as assigned by the Area ManagerQualifications:Wisconsin Residential Leasing Agent preferred, but not requiredMinimum 5 years of experience in property managementExperience with affordable housing preferredExcellent written and verbal communication skillsProficient in Microsoft Office and YardiMust be detail-orientedMust act with highest degree of professionalism, integrity and confidentialityApplicable Physical Capabilities: General mobility in office areas is required, along with the ability to operate data processing/office equipment.Our Investment In You:Competitive market compensation packageMedical PPO plan (provided)Life insurance (premiums paid by employer)Short-term disability and long-term disability insurance (premiums paid by employer)Dental and vision insurance plans401(k) planSeven (7) paid holidays each yearFifteen (15) PTO days in first yearCompany DescriptionPrairie Management & Development, Inc.
