The AssistantProject Manager helps with responsibility for directing and mentoring on-sitestaff. The position requires business management acumen and must demonstratestrong leadership, organizational, and time management skills and strongcommunication and client service skills.MAJOR DUTIES & RESPONSIBILITIES:Practices implementation of Operation Zero and all Manhattan safety policiesAll qualities/responsibilities of a Project Engineer 2, plus:Participates in Conflict Resolution Process with OwnersParticipate in Change Order Negotiations with SubcontractorsPrepares Job Cost Budget updatesProvide Preconstruction AssistanceAssist with Trade Bid Packages and Scope PresentationParticipate in Pre-Con MeetingsAssists in Bid Day or Precon pricing effortsReview subcontracts and Purchase OrdersParticipates in Project Close-Out ProcessCoordinates the project close-out processPrepare and distribute GC and Architect/Owner Punch List and assist Superintendent in Punch List completionPrepares and completes Close-Out Documents, Record Drawings, O&M Manuals and WarrantiesAssist in the Generation of Owner SOV/ Pay AppsParticipates in the preparation of the Project Execution planAssists in the preparation and issuing of Subcontractor Information / Welcome PackageAttend Owner/Architect MeetingsMonitor Construction Activities - select tradesAssists the Superintendent in the management of subcontractors and vendorsParticipates in position training when scheduled by managementCoordinates input to develop the project scheduleAssists in the preparation of a two-week look ahead scheduleGenerate Project Execution PlanReview Inspection and Test DataConduct Quality Control InspectionsUnderstand Quality means- compliance with Contract Documents & RequirementsResponsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.Other duties as assigned.JOB SKILLS & ABILITIES GUIDELINES:Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification.Computer knowledge and efficiency, including Microsoft Office productsProven experience in Manhattan document control and schedule softwareThorough understanding of the industryStrong written and verbal communication skillsGood math/accounting skillsStrong management skillsFunctions effectively as part of a teamAbility to develop or maintain relationships with clientsAbility to maintain discretion and confidentiality at all timesDependabilityExcellent time management and organizational skillsStrong decision-making/problem-solving skills MINIMUM QUALIFICATIONS:Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis4 years of industry experienceMEP (Mechanical, Electrical, Plumbing) experience required WORKING CONDITIONS AND PHYSICAL EFFORTS:You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.Ability to physically stand, bend, sit for long periods, and squat throughout the day.Ability to repeat the same movements.Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.Ability to compose, send, and reply to emails and written correspondence.Must be able to lift, pull, or move up to 50 pounds at a time.Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).Exposure to characteristic construction site hazards.
