The Project Manager will have project experience in Higher-Education, K-12, or Buildings Rehabilitation and willing to work full-time in the Staten islandPosition Description:Project Manager-program management services for of a varied portfolio of projects including but not limited to project planning, tracking, schedule performance, and project controls for monitoring of various building construction and renovation projects. Project involvement will begin in the initial planning stages through completion to ensure that projects meet internal requirements, are within cost limitations, and are completed per schedule. Project values generally exceed $10 million in value.Minimum Requirements:Bachelor’s degree in engineering, Architecture, Construction Management plus 8 years of relevant construction industry experience with public and/or private projects. Prior experience managing projects with a single value in excess of $10 million or experience managing a portfolio of project totaling this amount at a given time. OSHA 30. Valid Driver's License and reliable transportationHigher Education or K-12 experience a plus. Essential Skills:Demonstrated ability to read and comprehend plans, specifications, addenda, bid materials, contracts and related construction documentsProficient in project scheduling and evaluation of critical path work itemsProficient in project cost managementExcellent oral and written communications skillsDemonstrated analytical and conceptual skillsAbility to use project management software such as Procore. Demonstrated ability to work independently and exercise sound judgmentProficiency in PC applications, such as Outlook, Excel, Word, and BluebeamDemonstrated record of taking initiativeDemonstrated management skillsDemonstrated organizational skills and ability to prioritizeStrong interpersonal and diplomacy skills if appropriateEssential Functions:Establish regular lines of communication with the design team and contractor to evaluate the progress of the projectCommunicate regularly with owner and report on project progressReview and recommend payment for contractor invoicesReview and recommend for execution any potential contract changesAssist with dispute resolution as project circumstances dictateWork with management, staff, clients, and contractors to manage all aspects of the projectEnsure the retention and maintenance of records and files consistent with policiesEfficiently manage assigned workloadDevelop, monitor, and maintain project records and reports. Input and manipulate data in applications and databasesCoordinate with contractors, consultants, and clients to understand the project scope, evaluate construction tasks required, and to build, review and approve price proposals, and ensure the efficient flow of processes within the organizationSchedule, manage and/or attend project-specific meetings. Participate in program-related meetings as required. Read, interpret, and comprehend plans, specifications, reports, bid materials, contracts and other related documents.
