Mapping Operations Manager
Company: Nexus Professional Land Surveyors / Bakersfield, CA Department: Mapping & Land Use Reports To: Director or VP of Operations (TBD) Supervises: Mapping Technicians, CAD Technicians, Submittal CoordinatorsPosition SummaryThe Mapping Operations Manager at Nexus is a hands-on technical leader responsible for both producing and overseeing all mapping and entitlement deliverables. This role balances active production work with leadership, quality control, and workflow management to ensure mapping products are accurate, compliant, timely, and aligned with Nexus’ standards of technical excellence, responsiveness, and client collaboration.This position serves as the internal expert on mapping, agency processes, and regulatory compliance, while also mentoring and training other team members, improving systems, and directly contributing to project execution.Core Responsibilities1. Hands-On Technical ProductionPersonally prepare, draft, and review:Lot Line Adjustments (LLAs)Parcel Maps and Tract MapsEasement Exhibits and Legal DescriptionsLot Mergers and Certificates of ComplianceRecord of Surveys and boundary/topographic exhibits (as applicable)Property Boundary resolutionsPerform closures, geometry checks, and consistency reviews between plats, legal descriptions, and field data.Work directly in CAD/mapping software (Civil 3D) as part of daily production.Assist with complex or high-risk projects and resolve technical issues.2. Quality Control & Professional StandardsServe as the primary technical reviewer for all mapping deliverables prior to submittal.Ensure compliance with:Subdivision Map Act and local ordinancesAgency checklists and procedural requirementsNexus drafting, QA/QC, and documentation standardsCoordinate with the Licensed Surveyor for final professional review and signature readiness.Assist CAD Manager with maintaining templates, checklists, and standard notes to support consistent quality.3. Department Leadership & MentorshipLead and mentor mapping and CAD staff through direct coaching, training, and example.Provide day-to-day technical guidance and problem solving.Participate in hiring, onboarding, and performance reviews.Build a culture of ownership, accountability, precision, and client-first thinking.4. Workflow, Scheduling & ProcessManage task assignments, workloads, and priorities to meet deadlines.Track mapping deliverables, review cycles, and recording timelines.Identify bottlenecks and improve workflows to increase efficiency and reduce rework.Align mapping schedules with field crews, PMs, and clients.5. Agency & Client CoordinationAct as the primary mapping liaison with planning departments, engineering departments, and recorders.Prepare and manage submittal packages, responses to comments, and approval cycles.Support client discussions related to mapping feasibility, risks, and timelines.Assist business development and proposals with mapping scope and effort estimates.6.
