Construction Estimator Industrial & Retail (Big Box/Shell)
Position Overview
We are seeking an experienced Construction Estimator to produce accurate, competitive cost estimates for industrial, retail, and big-box shell construction projects. The Estimator will analyze plans and specifications, perform quantity takeoffs, solicit subcontractor and supplier pricing, and prepare detailed proposals and bid packages. The role requires strong technical knowledge of construction methods and systems, excellent attention to detail, and the ability to collaborate with project managers, engineers, and trade partners to support winning bids and profitable project execution.
Key Responsibilities
Prepare complete, accurate cost estimates and bid proposals for industrial, retail, big-box, and shell construction projects.
Perform detailed quantity takeoffs from drawings and specifications using takeoff tools and manual methods.
Review plans, specifications, and addenda to identify scope, risks, and clarifications needed prior to bid submission.
Solicit, evaluate, and reconcile subcontractor and supplier quotations; develop subcontract and material cost databases.
Develop unit cost breakdowns, cost summaries, and bid forms; prepare contingency and allowance recommendations.
Coordinate with project managers, design teams, and field staff to clarify scope and incorporate constructability and value engineering suggestions.
Manage RFIs and clarifications during the bidding process and track responses impacting estimates.
Maintain and update historical cost data, vendor pricing lists, and estimating templates to improve accuracy and efficiency.
Prepare bid schedules, subcontract scopes of work, and documentation for internal review and client submissions.
Participate in pre-bid meetings, site visits, and post-bid reviews to refine estimating processes and capture lessons learned.
Use estimating and project management software (e.g., Bluebeam, Procore, Sage) to document estimates, annotate drawings, and manage bid-related communications.
Qualifications
Proven experience as an Estimator on industrial, retail, big-box, and shell construction projects (required).
Strong ability to read and interpret construction drawings, specifications, and contract documents.
Proficient in performing detailed quantity takeoffs and preparing comprehensive cost estimates.
Experience soliciting and evaluating subcontractor and supplier pricing, and developing bid packages.
Excellent analytical, organizational, and written/verbal communication skills.
Ability to manage multiple bids and prioritize work to meet tight deadlines.
Familiarity with construction project delivery, scheduling, and cost control principles.
Bachelors degree in Construction Management, Engineering, Architecture, or equivalent experience preferred.
