Candidates open to relocation will be considered.About The RoleAs Regional Property Manager, you’ll be fully responsible for maximizing the long-term performance of your portfolio. That means driving NOI, mentoring and growing high-performing teams, ensuring operational efficiency, and creating exceptional resident experiences. You will be a key leader in advancing Cottonwood's mission to outperform in every market we serve.Key ResponsibilitiesLeadership & People ManagementRecruit, train, and mentor top-tier Community Managers and site teamsFoster a culture of collaboration, accountability, and continuous improvementPartner with Regional Service Managers to ensure operational excellence and seamless project executionServe as a strategic coach, empowering your team to think differently and act decisivelyMarket & Performance StrategyMonitor local submarkets to ensure your communities are well-positioned and priced to outperform competitorsAnalyze trends and adjust rent strategies proactively to reduce turnover and maximize occupancyCultivate strong customer service and marketing programs to elevate community visibility and reputationUse data to lead decision-making, from leasing strategy to resource allocationAsset & Operational OversightConduct regular site visits to inspect physical condition, operational processes, and leasing standardsRecommend and oversee capital improvement projects aligned with asset preservation and revenue growthEnsure compliance with all policies, procedures, and legal regulations, including Fair HousingMaintain a sharp 90-day operational forecast across each communityFinancial ManagementOwn full P&L responsibility across your portfolioBuild and manage annual operating budgets in partnership with AVP and Community ManagersReview and approve contracts, control expenses, and drive NOI through smart, strategic operationsPrepare and present monthly, quarterly, and annual reporting, forecasts, and performance reviewsWhat You BringBachelor’s degree preferred (Business or related field preferred)5–7+ years of Regional Property Management experience in multifamily housingStrong leadership skills with experience managing multi-site teams across different marketsStrategic, proactive thinker with high emotional intelligence and exceptional communication skillsExperience working in fast-paced, high-growth environmentsWilling to travel 50–75%, with regular monthly site visitsExperience with Entrata Core is a plusComprehensive understanding of Fair Housing and Landlord-Tenant LawsWhy Cottonwood Residential?We don’t just manage properties — we elevate them.
