Job Title - Land Entitlement Manager - Residential Development / Land PlanningLocation: Triad Region, NCPay: Competitive; based on experienceSchedule: Full-time | Monday-FridayOur client provides residential land development and community planning services focused on strategic growth, thoughtful design, and high-quality neighborhood development. Their team collaborates closely with municipalities, engineers, and development partners to successfully move projects from acquisition through completion.They are looking for you, an experienced Land Entitlement Manager, to lead the entitlement process for land and lot development while coordinating external development partners and ensuring projects move efficiently from planning to completion.What you get to do:Manage the entitlement process for land and lot projects through approval and completionCoordinate with engineers, planners, and consultants to prepare and submit site plansOversee zoning applications, rezonings, plats, variances, and amendmentsCollaborate with municipal staff regarding timelines and approval processesEvaluate land feasibility, characteristics, and development potentialMaintain entitlement trackers and due diligence documentationLead entitlement meetings and participate in project and community reviewsCoordinate civil engineering, geotechnical, and surveying consultantsMonitor external lot development progress and utility installation updatesResolve issues with development teams, contractors, and external partnersWhat you need to succeed:Bachelor's degree in Planning, Engineering, Real Estate, Construction Management, or related field or equivalent experienceExperience managing land entitlement, zoning, and development approvalsAbility to interpret legal documents related to land transactionsStrong project coordination and problem-solving skillsProficiency in Microsoft Office (Excel, Word, Outlook, Project)Valid driver's license and ability to travel to project sites as neededStrong communication and presentation skillsWhat's in it for you:Competitive salary with growth potentialComprehensive benefits package (medical, dental, vision)401(k) with company matchPaid time off and holidaysOpportunity to play a key role in developing growing communitiesCollaborative team environment with strong leadership supportMix of office and field work providing variety and impactApply now!
