Financial Analyst
Position: Financial AnalystDepartment: FinanceReports to: Manager, Real Estate AccountingSalary Grade: MSalary Range: 51,000-63,800Position Summary: The Financial Analyst I will assist the Real Estate Group in budgeting operations and financial management functions involving Homeflex and Operating Subsidy payments, PILOT calculation for all AH-Owned and MIXED Communities and supporting documentation, reviewing and tracking Real Estate related invoices, and other tasks assigned. The Financial Analyst I has the ability to work both independently and with a team under supervisory direction and the ability to prepare and analyze reports with adherence to processes and action item timelines.Essential Duties and Responsibilities: Track all payment applications and invoices for the Real Estate Group and ensure proper GL coding and timely payments to all vendors.Review invoices from contractors for accuracy, proper documentation and approvals prior to submitting payment.Review and submit for payment processing monthly Operating Subsidy and HomeFlex payments.Review and submit for payment processing down payment assistancePrepare and provide monthly Homeownership report.Prepare the PILOT calculation for all AH-Owned and MIXED communities and ensure proper documentation before submitting to Finance department for processing.Research and assist in the preparation of the monthly and quarterly budget to actual variance analysis.Assist in the preparation of the monthly financial analysis of the AH-Owned Residential Communities.Assist in the monthly internal financial audits of the AH-Owned Residential Communities.Assist in updating and maintaining Jobs and Contracts in Yardi’s Construction and Grant Management (CGM) module including tracking of funding sources.Submit micro purchases when needed.Responsible for answering and handling inquiries from Project Managers and vendors as to the status of open invoices and vendor payments.May be required to perform other related duties as required and/or assigned.Education and Experience:Bachelor’s degree in a related field with two to three years related experience or equivalent combination of education and/or experience required.Work requires demonstrated proficiency of current office technology and software application(s),and demonstrated use of such technology/applications on a regular basisDemonstrated proficiency with Excel is essential.Previous Yardi and Yardi CGM experience is a plus.Knowledge and Skill Requirements: Knowledge of Department of Housing and Urban Development (HUD) and other federal agency financial practices, regulations, policies, etc. is necessary.Must be able to work independently, but interface with budget personnel from various divisions and senior managementOrganization skills are required to ensure that time schedules are met.Accuracy is required in performing all functions of this position.Must demonstrate judgment, tact and diplomacy in dealing with all employees and vendors. Initiative is extremely valuable.Working Conditions: Works in an office environment. May require frequent bending, stooping, reaching and prolonged sitting and/or standing. May require regular lifting, usually not exceeding 15 lbs.
