Community Manager, full time (Remote)

Spark Community Management is a woman-owned, locally operated community association management company serving Whatcom, Skagit, and Snohomish Counties. We support condominium and homeowners associations with organized, responsive, and ethical management. We value accountability, transparency, and respectful communication, with homeowners, boards, vendors, and each other.Position OverviewThe Community Manager serves as the primary point of contact for assigned condominium and homeowners associations. This role supports Boards of Directors, oversees daily operations, coordinates vendors, and ensures compliance with governing documents and Washington State law.This position requires strong independent judgment, excellent communication, and the ability to manage multiple priorities while knowing when to escalate matters for board direction or legal review.Key ResponsibilitiesCommunity & Board SupportServe as the primary liaison for assigned associationsAdvise Boards of Directors on governance, policies, and best practicesExercise independent judgment within board-approved policies and escalate matters requiring board direction or legal reviewPrepare board meeting agendas, management reports, and meeting minutesTrack and follow up on board action itemsOperations & MaintenanceCoordinate maintenance, repairs, and capital projectsSolicit and review vendor bids and proposalsManage vendor communication, scheduling, and follow-throughRespond to homeowner inquiries and service requests within established response standardsFinancial CoordinationReview monthly financial statements for accuracy and clarityAssist with annual budget preparation and planningCoordinate with accounting support on AP, AR, reserve transfers, and invoicesSupport collections and delinquency processes in accordance with board-adopted policiesCompliance & AdministrationEnforce governing documents consistently and professionallyIssue violation notices and monitor complianceMaintain accurate association records and documentationEnsure compliance with applicable Washington State HOA and condominium statutesMaintain professional, timely, and documented communication with homeowners, board members, and vendorsQualificationsPreferred~2+ years of community association management experience~ Strong written and verbal communication skills~ Ability to exercise sound judgment and manage competing priorities~ Comfortable working within property management software and documented workflows~ Proficiency with Microsoft Outlook and Microsoft Office tools~ Valid driver's license and ability to attend site visits as neededNice to HaveExperience with AppFolioCMCA, AMS, or CAI credentialsFamiliarity with Washington State HOA and condominium lawWork Environment & Physical RequirementsTypical work hours are weekday business hours, with occasional evening board meetings as requiredAbility to occasionally walk properties, climb stairs, and attend on-site inspectionsCompensation & GrowthCompensation commensurate with experience and credentialsOpportunities to take on larger portfolios, mentorship roles, or leadership responsibilities as the company growsHybrid work flexibilityStructured systems and realistic workloadsSupportive, professional team cultureBenefits:Health insurancePaid time off
