Job Type Full-Time | Field-Based | Outside Sales Compensation Base Salary: $55,000 per year Commission Structure 25% of first months total billing on all contracts closed 30% commission on total monthly sales above $25,000 35% commission on total monthly sales above $50,000 Additional Compensation $400/month car allowance IRS mileage reimbursement (California compliant) Performance bonuses About the Role Environment Control is hiring a Business Development Representative (BDR) to drive new business growth in the East Bay commercial market. This is an outside sales role focused on prospecting, relationship building, and closing recurring service contracts in the commercial cleaning and janitorial services industry. Key Responsibilities Generate new business through cold calling, prospecting, and networking Identify and target commercial clients (office buildings, medical facilities, industrial sites) Conduct on-site walkthroughs and facility assessments Prepare and present janitorial service proposals Build relationships with property managers, facility managers, and business owners Manage and maintain a strong sales pipeline Close new recurring monthly service contracts Performance Expectations 60–75 prospecting activities per week 5–7 building walkthroughs per week 5 proposals per week 1–2 new contracts closed per week Top performers generate $20K–$40K+ in new monthly contracts Qualifications Required: 3+ years of B2B sales or outside sales experience Proven ability to prospect and close new business Strong communication, negotiation, and presentation skills Self-starter with a strong work ethic Valid driver’s license and reliable transportation Preferred: Commercial cleaning, janitorial, or facility services sales experience Experience selling to property managers or commercial real estate clients Background in uniform services, pest control, or other recurring service industries About Environment Control Environment Control is a leading provider of commercial cleaning and janitorial services, serving healthcare systems, office buildings, and commercial facilities across California.
