Job Title: Maintenance SupervisorEmployment Type: Full-timeFLSA Status: Non-exemptLocation: Two multi-family apartment communities totaling 95 unitsThe Shannon- 911 SW 21st Ave, Portland, OR 97205 Dwell- 6810 SW 26th Ave Portland, OR 97219Schedule: Monday - Friday from 8:00am - 4:30pm. This position will be part of the region based rotating on-call schedule for after hour emergencies for one week approximately every 6-8 weeks; subject to change.Reports to: Property ManagerCompensation PackageCompetitive hourly pay range of $29.00-$30.00Monthly phone allowance of $50.00Monthly transportation allowance of $200.00Renewal commission opportunities20% employee rent discount available Benefits PackageMedical insurance at no cost to the employeeDental insurance at no cost to the employeeSupplemental insurance available at employee expense (Vision insurance, Life and AD&D insurance, Critical Illness insurance, Accident Protection Plan insurance)401k enrollment program availableLife Balance Program access for associate-only discountsPaid time off, accrued through the year at 5.66 hours per pay period (136 hours per year).8 paid holidays off per year (Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Day After Thanksgiving, Christmas Eve, Christmas Day, New Year’s Day)AdministrativeComply with all Fair Housing and Equal Housing Opportunities requirements Comply with appropriate state landlord/tenant statutes Comply with OSHA safety regulations Attend training and development seminars Communicate daily with the Property Manager, and perform tasks as requested Asset PreservationEnsure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)Ensure preventative repairs are done on a regular basis Ensure that recalled appliances are promptly replaced New Resident PreparationComplete apartment turnovers within three days of vacancy Communicate with Property Manager on turnover scheduleEnsure apartment turnover time is minimized by conducting pre & post move-out inspections General MaintenanceSustain inventory of tools, supplies, and materials Organize and maintain an orderly maintenance shop and storage areas Being on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediatelyCompleting repairs that may involve, electrical, plumbing, appliances, or general carpentry Maintenance of pool/spa (if applicable)Inspect to ensure the quality of work being completed by vendors is of the highest standard Resident ExperienceComplete work orders within 24 hours of submission to the community members satisfactionPromote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal Paint interior and exterior surfaces as necessary Interact with current and future community members in a professional, courteous, and non-discriminatory manner What You’ll NeedAuthorization to work in the United States High School Diploma or equivalent Reliable transportation2+ years of experience in multi-family maintenance 1+ years of experience in supervising staff Possess your own hand toolsGeneral knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventoryDemonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional developmentYour Work EnvironmentApproximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways Approximately 10% in office environment using computer or tablet and phone Frequent lifting, pushing, carrying or pulling of 20-50 pounds Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures May be required to work weekends Mission Statement“Affinity doesn’t just manage an asset – we cultivate an investment.
