This position is based at our lease-up apartment community, The Village on West Seminary, in Fort Worth, TX.Job SummaryThe Make Ready Technician is responsible for preparing vacant apartment homes for new residents by completing maintenance repairs, installations, cleaning support, and inspections. This role supports the maintenance team in ensuring apartment turns are completed efficiently, community standards are upheld, and resident satisfaction goals are met. Experience in apartment maintenance, groundskeeping, janitorial services, or facilities maintenance is preferred.Essential Job FunctionsApartment Turn & Maintenance ResponsibilitiesPrepare vacant apartment units for move-in (make-ready / unit turns)Perform basic to intermediate repairs in plumbing, HVAC, electrical, carpentry, painting, and masonryInstall and replace appliances including refrigerators, ranges, ovens, microwaves, washers, and dryersInstall fixtures such as ceiling fans, light fixtures, shelving, hardware, and window treatmentsAssist with renovation and capital improvement projects as assignedComplete work orders and service requests accurately and within required timeframesGrounds & Common Area MaintenanceMaintain exterior grounds by removing trash, debris, pet waste, and litterSweep and clean sidewalks, breezeways, stairwells, and pathwaysPressure wash buildings, sidewalks, and common areas as neededClean windows, outdoor furniture, and common area surfacesAssist with trash collection, compactor management, and recyclingPerform minor repairs including changing light bulbs, air filters, and making keysPool & Amenity MaintenanceAssist with pool and spa cleaning and daily maintenanceSupport chemical treatments under supervisionEnsure pool furniture and amenity areas are clean, safe, and properly arrangedInventory, Safety & ComplianceMaintain a clean, organized, and safe maintenance shopMonitor and restock supplies, tools, and equipmentFollow OSHA, company safety policies, and emergency proceduresParticipate in safety meetings and risk management programsReport accidents, incidents, and property damage promptlyFollow key control and access proceduresTeam & Resident SupportAttend daily maintenance meetings and weekly community meetingsCommunicate professionally with residents, vendors, contractors, and team membersDeliver excellent customer service and timely follow-upSupport resident retention activities and community eventsCollaborate with on-site staff, corporate teams, and vendorsRequired QualificationsExperience:Minimum 6 months of experience in apartment maintenance, janitorial services, groundskeeping, facilities maintenance, or related field preferredEducation:High school diploma or GED preferred (or equivalent experience)Skills & Competencies:Knowledge of maintenance tools, equipment, and repair techniquesAbility to read and follow work orders, instructions, and safety proceduresStrong attention to detail and time management skillsCustomer service mindset with professional communication skillsAbility to work independently and as part of a teamEnglish or Spanish communication skills preferredLicenses & Certifications:Valid driver’s license and proof of insurance requiredPhysical RequirementsAbility to stand and walk for extended periodsAbility to climb stairs and laddersAbility to bend, stoop, kneel, crouch, and reachAbility to lift, carry, push, or pull up to 50 poundsAbility to perform repetitive hand and wrist movementsWork EnvironmentIndoor and outdoor work in varying weather conditionsExposure to cleaning chemicals, dust, fumes, and mechanical equipmentOccasional exposure to electrical hazardsMay require evenings, weekends, on-call shifts, overtime, and travelPet-friendly apartment community environmentOur Company is an equal Opportunity Employer.
