Real Estate Manager
We are seeking a highly organized, effective communicator, and detail-oriented Real Estate Manager to oversee the management of our commercial, residential, industrial, farm and ranch properties. The successful candidate will be responsible for increasing the value and integrity of the properties, meet the needs of owners and tenants, assist in construction and remodel management, and achieve the financial objectives of the company.Performance Measures:Effective and accurate management of property, leases, and tenantsPreparation and management of operating budgets and financial reportingTimely and effective relationship management, both internally and externallyLeadership of Facilities Manager, accuracy of financial reporting and attentiveness to detailsSolid administration and record keepingCore Responsibilities:Property ManagementLease administration - negotiate, prepare, enforce, and renewPurchase and sale agreements - property acquisition, due diligence, title and documentation processAnalyze tenant improvements agreements, bid and project manage workHandle tenant communications and resolve concerns in a timely and mannerIdentify leasing prospects and respond to inquiriesEstablish appropriate rental and purchase/sell rates by conducting market research, determining costs and considering profit goalsAssist in the management of primary residential and vacation propertiesProvide support in construction and remodel managementCoordinate with contractors and vendors to ensure timely completion of projectsConduct property inspections and ensure properties are well-maintainedOversee Facilities Manager, security and building maintenance and calendars ensuring complete, timely, and cost-effect measuresOversee contract vendors and monitor maintenance/construction calendars, projects and effectiveness; work with brokers/consultants to ensure adequate and economical insurance coverage and maintain required insurance certificates.AccountingDevelop and administer operating and capital budgets that achieve property objectives, cash flow requirements and leasing strategyMonitor, approve, and allocate vendor costs by propertyPerform operational review and analyze, recommend and implement corrective action neededReview, analyze and distribute monthly financial statements including P&L Statement, variance reports, cash management and strategies for collection of receivablesReview tenant billings and payments, and ensure taxes are being paidAdministrationInterface with leasing brokers and assist to assure spaces are leased promptly including marketing administrationMaintain complete and accurate property files, financial and other reports and recordsEnsure all contractual obligations are metRequirementsEducational/Experience Requirements:Minimum of 10 years' progressive property management responsibilities including 3 years in leadership roleWorking knowledge of budgets, financial statements, and contracts and agreementsAbility to respond to unplanned situations, critically think, identify, and execute solutionsExcellent negotiation, written and verbal communication skills, and ability to build positive working relationshipsProficient computer skills, including Microsoft Office and Sage 100 preferredKnowledge of state and federal property regulationsBachelor's degree or CPM preferredSupervisory ResponsibilityThis position oversees the Facilities Manager.Physical Demands/Working Environment:This position operates in a professional office environment.
