Senior Construction Project Manager - Pre-Construction & Operations

DescriptionYou will have a critical role in overseeing and managing various aspects of construction projects. Your responsibilities will include both pre-construction duties and on-site management which entails collaboration with teams, subcontractors, and clients to ensure that projects run smoothly and efficiently.Pre-Construction DutiesFoster and maintain preferential working relationships with customers.Train and develop Assistant Project Managers.Define and lead all pre-construction activities.Review all project estimates focusing on details and general conditions.Collaborate with the Estimator on the Value Engineering Process.Purchase all materials, equipment, and subcontractors not procured by other departments.Write subcontracts and purchase orders.Assist in the review and finalization of contracts.Conduct and document Construction Plan Meetings for assigned projects.Formulate the construction schedule.Maintain an updated set of project plans and specifications.Understand the design documents and intent of the project.Organize and confirm all project submittals for distribution.Keep track of project files for submittals, RFIs, change orders, etc.Define manpower requirements and maintain a loading chart.Prepare project budget setup (cost codes) for labor tracking and forecasting.Establish productive working relationships with all project stakeholders.Proactively assist the project team by anticipating deficiencies and resolving them timely.Construction DutiesManage subcontractors effectively.Update documents with addenda and changes as necessary.Continuously monitor project budgets and review labor cost codes.Maintain equipment delivery schedules.Update detailed project schedules monthly.Conduct quality control inspections.Attend subcontractor coordination meetings as scheduled.Prepare and process proposed change orders.Review and compose project requests for information (RFIs).Track submittals for timely construction and distribute appropriately.Submit all invoices/billings and follow up on payments.Maintain documentation related to delays and changes.Anticipate future project requirements and needs proactively.Project CloseoutPrepare and maintain the project closeout schedule.Compile final pay applications and lien waivers.Coordinate punch list issues with the project team.Notify subcontractors of required closeout documents.Verify project readiness for final inspection and acceptance.Schedule equipment start-up, owner training, and commissioning if needed.Prepare and distribute Operation and Maintenance (O&M) manuals.Manage completion and distribution of as-built documentation.Prepare warranty documentation and closeout report.Employment Type: Full-Time
