CTG is seeking a Project Manager to join our growing team in Central Florida. This will be a full time, non-remote position. As a strong team player and skilled accounting professional, you will make it you mission to provide high-level support to the Chairman and other senior staff. Objective of this Role The Project Manager will supervise and coordinate the project organization in order to complete the work on time, within the budget and to the quality specified, while serving as the Construct Two representative on the Owner-Architect-Construct Two Group Team. In the performance of this responsibility, the Project Manager is responsible to protect and promote the interest of Construct Two Group in all matters, and to take actions as requires to satisfy responsibilities which include, but are not limited to, the following job duties and responsibilities. Responsibilities Coordinate and direct the estimating, purchasing, engineering, accounting, cost, and construction functions as they relate to the completion of the project. o Have complete knowledge of all general contract and subcontract documents drawings and specifications. o Develop within the project documents, the quality control procedures and requirements. o Have complete knowledge of the job estimate and to see that all drawings and specifications properly relate to the estimate. Establish and maintain the master progress schedule: incorporating dates and times for owners decision; availability of design information; procurement of materials and subcontracts, and lead time for fabrication and field installation is established and maintained. Establish and maintain effective relationships with the Owner, Architect and Engineer, specifically: o Meet at regular intervals, it as required, with the Owner and Architect for the purpose of reviewing all aspects of the project. o Keep the client currently advised on the status of the budget. o Be available to the Owner and Architect for advice and counsel. o Establish procedures with the Owner, Architect and Engineer for obtaining information, approvals, and processing of shop drawings. Assist in preparing studies, recommendation of materials, methods and relative cost estimates as required during the development stages of a job. Assure that appropriate quality control progress is established and maintained for the project. Responsible that all drawing and specifications are examined for suspected design deficiencies, impractical details and code violations. Bring any deficiencies to the attention of the Architect. A personal review is recommended. Assure that those individuals whose functions require knowledge and understanding of the general contract and sub contact requirements, receive and understand the information. Establish and monitor the administrative procedure for the project. These procedures are to conform to established policies and procedures of Construct Two Group. Organize and train the field and office of the project. Assure that each individual and his supervisor are aware of, and have a common understanding of, the individual’s function and responsibilities. Keep informed on and assure that all requirements of insurance, safety, labor relations, equal employment opportunity and taxes are met. Assure that applications for payment by the owner are properly submitted, payment promptly received, and funds are properly disbursed. Keep Management informed as to the progress of the project, financial status and current Owner-Architect relations. Seek the assistance and counsel of Construct Two Group staff personnel when needed. Prepare and issue requisitions for subcontracts and for material when required. Obtain adequate information for purchasing and otherwise assist the Estimator by clearing questions for bidders, reviewing the bids analyses, and obtaining approvals of awards if required. Have complete knowledge of the contents and the processes involved to create and execute the following Construct Two Group documents of commitment. o Short Form Subcontract Agreement o Subcontract Agreement o Purchase Order o Change Order Assure the continued development of assigned staff by use of performance evaluations, varying assignments and promoting positive project morale. Wok with the Project Coordinator in preparing Project Management Information Reports and Budget Reports. Report Status of change estimates monthly. Obtain guarantees from subcontractors and establish effective dates. When required, obtain architect’s and owner’s acceptance of the work and approvals for reduction of reserve and final subcontract payments and issue Construct Two Group guarantee if required. Collaborate with the Chairman and Superintendent in the preparation of Inter-Company reports on special job problems and experiences. Oversee the assembly of and preparation of final records for the project. Maintains good relations and communication with all involved in project including the public. Supervise and train all individuals assigned to him. Have complete knowledge and understanding of the following Construct Two Group Contracts Documents: o Invitation for Bids o Instruction to Bidders o Bidder’s Qualification Form o Bid Proposal Form o Schedule “A”, Addendum to Trade Contract Agreements o Trade Contractor Special Requirements Have complete knowledge and understanding of the following o Performance Bond o Bid Bond and Surety’s Bond Affidavit o Bid Proposal Affidavit o Payment Bond o Certificate of insurance Developed and maintain a current state-wide list of material suppliers and subcontractors to be used as a vendor source by the estimating, marketing, and purchasing departments. Contact potential bidders (material, suppliers and tact contactors) during the bidding phases, in order to simulate interest in the project and to attract maximum bidder coverage of each bid package and to identify any problems that may exist. Coordinate the distribution of the bid package documents, on Construction Management projects, to the Bidders. Receive questions from the Bidders, and obtain clarification through the Project Executive, if necessary, and forward written answers in the form of an addendum to all bidders. Assist the estimating and/or Operation Department, if requested, in the receiving and reviewing of bids. Review performance and Payment Bond and Certificates of Insurance submitted by sub/trade contractors and if necessary, to expedite the receipt of same. Maintain a follow-up file on all sub/trade contracts, purchase orders and change orders issued in order to control the timely return of same. Assist the Project Coordinator in the close-out of the subcontracts and the receipt of documentation I connection with those close-outs. Initiate and document the effort to attract MBE participation in project. Requirements Previous construction experience. Extensive supervisory experience Proficient in Procore Demonstrated initiative and organizational skills. Excellent verbal and written communication skills. Strong analytical and problem-solving skills. Ability to prioritize tasks and to delegate them when appropriate. Proficient with Microsoft Office Suite or related software to complete reports and logs. Follow safety rules and keep work area in a clean and orderly condition. Education and Experience Bachelor’s degree in Construction or related field preferred.
