The Lead Maintenance Technician will oversee the maintenance department, ensuring that all hotel facilities, equipment, and grounds are in optimal condition at our historic property. This role requires a hands-on approach and leadership skills to effectively manage maintenance staff while providing excellent service to our guests. This is a full time position which requires open availability to work weekdays, weekends and holidays. We are an equal opportunity employer and a drug-free workplace.Job Summary:The Lead Maintenance Technician is responsible for the physical upkeep of the property, assigning tasks to other technicians, performing repairs, maintaining the buildings, and grounds. This position is responsible for properly maintaining and monitoring all major systems (HVAC, plumbing, electrical, mechanical, etc.) on the property. This is a supervisory position.Duties/Responsibilities:Performs, or assigns and supervises the performance of daily rounds; logging all required readings from systems, alerting GM of any areas needing repair.Prioritizes and assigns all daily and long term maintenance tasks.Responsible for assigning tasks to maintenance technicians on a daily basis.Maintains current logs for all systems as required.Maintains and updates preventative maintenance schedule, alerting GM of any needed materials or equipment repairs or replacements.Performs repairs in all areas of hotel and grounds as needed.Maintains and monitors water features.Maintains and monitors all major systems - HVAC, plumbing (both potable and waste), mechanical, electrical on property, etc..Communicates to front desk staff regarding the status of repairs in rooms.Responds to maintenance requests in a timely and professional manner.Logs in and maintains contact through assigned devices/software.Makes sure that all assigned repairs are completed in guest rooms and all other areas of the property.Sanitize all tools needed on a daily basis, including devices (Nuvola) at the beginning and end of each shift.Maintain a friendly and professional attitude when interacting with guests and fellow staff members.Perform special projects as needed.Performs other duties as assigned.
