Maintenance Supervisor

We focus on creating value to Property management and maintenance through innovative strategies, operational excellence, and strong tenant relationships. Role Overview: Maintenance Coach will lead a team of Maintenance Technicians in their assigned Region within our real estate portfolio. This individual will play a critical role in coaching our Technicians and maintaining operational integrity of our properties while optimizing costs, timelines, and tenant satisfaction in close collaboration with Property managers and the Director of CapEx & Maintenance. They will oversee work order completion and quality control, vendor management, and maintenance schedule strategies to assist with maximization of asset value and align with the company's overall objectives and EOS model implementation. This position requires a seasoned professional with 3+ years of experience in property management/maintenance, along with a proven ability to manage and lead teams, and foster collaboration across departments. Key Responsibilities: 1. Maintenance Operations Establish, implement, and oversee preventive maintenance schedules to maintain the physical integrity and longevity of all assets. Lead the execution of emergency repairs, ensuring rapid response and minimal disruption to residents and operations. Regularly inspect properties to identify maintenance needs and proactively address potential issues before they escalate. Collaborate closely with property managers to ensure work orders are completed in a timely manner, maintain quality control, and uphold accountability to KPIs established by the company. Act as a "player-coach," stepping in to perform hands-on maintenance tasks when necessary, while also guiding and mentoring the team. 2. Vendor & Contractor Management Source, evaluate, and negotiate contracts with contractors, vendors, and service providers to secure cost-effective and high-quality services. Continuously monitor vendor performance, ensuring adherence to service agreements, project deadlines, and quality standards. Build and maintain strong relationships with external partners and the internal Maintenance team to foster collaboration and achieve operational goals. Conduct regular performance reviews of vendors and contractors, providing feedback and holding them accountable for their commitments. 3. Budgeting & Financial Management Track and report all maintenance-related expenditures, providing regular financial insights and updates to the Director of Maintenance & CapEx. Assist in developing and managing maintenance budgets, aligning spending with organizational goals. Identify cost-saving opportunities, implement operational efficiencies, and recommend strategies to reduce maintenance costs without compromising quality. Ensure that budgeted expenses align with both short-term operational needs and long-term asset management goals. 4. Risk Management & Compliance Develop and implement risk mitigation strategies to reduce liability and enhance property safety. Maintain strict compliance with local, state, and federal regulations, including OSHA standards, environmental laws, and fire codes. Regularly audit maintenance practices and records to ensure compliance with regulatory and organizational standards. Address resident concerns related to safety or maintenance in a prompt and professional manner. 5. Strategic Collaboration Partner with the Director of Maintenance & CapEx and other departments, including Operations, Property Management, and Finance, to align maintenance initiatives with organizational goals. Collaborate with property managers to ensure seamless communication and prioritization of maintenance tasks. Provide insights and strategic recommendations to leadership on maintenance trends, challenges, and opportunities. Collaborate on capital expenditure planning to prioritize projects and allocate resources effectively. 6. Team Leadership Recruit, train, and manage a team of skilled maintenance professionals, ensuring alignment with company values and goals. Foster a culture of accountability, professionalism, and excellence within the team. Conduct regular performance reviews, coaching team members to achieve their full potential and address areas for improvement. Promote continuous learning and professional development through training opportunities and mentorship. Establish clear goals and expectations, empowering the team to take ownership of their roles and responsibilities. Lead by example as a "player-coach," being hands-on when necessary to support the team and ensure work is completed to company standards. Required Skills & Qualifications: 3+ years of relevant experience in property maintenance or property management in Multifamily. Strong financial acumen with experience in budgeting, cost management, and vendor negotiations. Exceptional project management and problem-solving skills. Proficiency in property management software and Microsoft Office Suite. Excellent communication and interpersonal skills to collaborate effectively with internal teams and external partners. EPA Certifications Preferred Qualifications: Management skills - Hired, Trained, Coached and managed a team of 5+ members High level of experience in property management and maintenance Knowledge of sustainability initiatives and energy-efficient building practices. High level of Culture building and motivational coaching Compensation & Benefits: Base Salary: $58,000-$63,000 per year.
