Our employee‑owners collaborate across specialties, combining creativity, precision, and deep expertise to solve the most complex challenges facing our clients and communities.In the role of Real Estate Services Agent II, we'll count on you to:Provide pre-negotiation project, parcel and property owner due diligence and negotiate for acquisition of rights relative to public or private projects as assignedReview appraisals and research comparable properties, prepare and/or provide QC review of Market Analysis and Waiver Valuations following the Federal and State guidelines as applicableVerify ownership and the extent of interests, prepare offer packages and maintain complete and detailed records/files with owner contacts, agency representatives and project teamPrepare non-survey quality maps, drawings, exhibits to provide to Owners to aid in the Agent’s negotiationsCommunicate effectively with internal staff and external clientsDemonstrate strong time management and organizational skillsReview federal, state, local agencies and private industry guidelines/regulations to educate landowners to effectively facilitate the acquisition/relocation processKnowledgeable in title research and utility acquisition practices for obtaining permanent and temporary easementsBe proficient with MS Office (Word, Excel, Outlook, PowerPoint, Power of BI)Experienced with relational databases such as but not limited to ArcGIS OnlineConduct research and navigate the Internet efficiently and effectivelyRead, review and quality check engineering project plans and legal descriptionsDraft various types of real estate documents, such as but not limited to deeds, easements, leases, and purchase agreementsKeep detailed documentation of any/all correspondences with project team, owners, clients, subconsultantsPrepare Progress Reports to include with Invoice to send to ClientsUpdate internal systems related to project management task of a projectLead/Manage a project team, budget and scheduleManage SubconsultantsCoordinate with Client and/or Owner’s legal counsel as neededBe available for travel (in state and out of state) as neededPreferred QualificationsAA degree or equivalent experienceReal estate license in good standing, or equivalent, as required by lawDatabase and GIS familiarityRequired QualificationsA minimum of 2 years of experience in real estate, right-of-way, title, utility coordination, relocation, or property management Ability to work independently, communicate and document effectively, handle large volumes of work, and coordinate closely with management availability for travel Ability to understand and work in compliance with the federal, state and industry laws, and FHWA, FAA, FTA, FRA, NEPA, FERC and Uniform Relocation Act regulations Ability to work confidently with clients, property owners and occupants Ability to effectively balance office and field work in a collaborative and deadline-sensitive manner Proficiency with standard technology tools such as Microsoft Office and Project Position requires strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types Communicate effectively and coordinate closely with management What We BelieveHDR is our company.
