Commercial Property Maintenance Technician

We are seeking a skilled and reliable Maintenance Professional to support and maintain these assets at a high level.Location: Multiple Commercial Properties (Primary base: Centreville, IL / St. Louis Region) Compensation: $25–$30/hr based on experience & certifications, plus full benefits package Hours: M–F 8:00am–5:00pm, On-call as needed for emergencies The OpportunityWe are looking for a hands-on, experienced Maintenance Technician who understands that in commercial real estate, downtime costs money. This role is responsible for ensuring all building systems are operational, tenants are supported, and properties are maintained to professional standards.You will serve as the go-to resource for troubleshooting, repairs, and coordination of maintenance activities across multiple commercial properties.Essential Duties And Responsibilities Building Systems Maintenance & Troubleshooting Diagnose and repair issues related to HVAC systems, electrical systems, plumbing, lighting, and mechanical equipment Maintain and repair dock doors, levelers, overhead doors, racking systems, and warehouse infrastructure Troubleshoot building system failures quickly to minimize operational downtime Coordinate major repairs (roofing, structural, electrical) with qualified vendors Preventative Maintenance Execute scheduled preventative maintenance programs for all building systems Maintain detailed logs for inspections, repairs, and service intervals Identify and address issues proactively before they impact tenants or operations Tenant Coordination & Support Respond to tenant service requests in a timely and professional manner Coordinate access for maintenance work with minimal disruption to tenant operations Communicate clearly with tenants and management regarding repair status and timelines Vendor & Contractor Management Coordinate and oversee third-party vendors (HVAC, electrical, plumbing, roofing, etc.) Ensure work is completed according to scope, schedule, and quality expectations Assist in obtaining quotes and managing repair and maintenance costs Property & Facility Inspections Conduct routine inspections of buildings, equipment, and grounds Identify safety concerns, deferred maintenance, and compliance issues Provide clear reporting and recommendations for corrective action Grounds & Exterior Maintenance Oversee exterior conditions including parking lots, truck courts, drainage, lighting, and signage Coordinate snow removal, landscaping, and general exterior upkeep Ensure properties maintain a clean, safe, and professional appearance Safety & Compliance Ensure all work complies with OSHA, local, state, and federal regulations Maintain compliance for fire systems, emergency lighting, and building safety requirements Maintain a clean, organized, and safe maintenance areaRequirementsExperience Minimum of 3–5 years of commercial, industrial, or facilities maintenance experience(Residential-only experience is not sufficient for this role)Technical SkillsProficiency in most of the following: HVAC systems (EPA Certification strongly preferred) Electrical troubleshooting (panels, lighting, basic diagnostics) Plumbing systems Mechanical systems and general building maintenance Warehouse infrastructure (dock equipment, overhead doors, etc.) preferredTools Must possess a reliable and comprehensive set of hand and power toolsPhysical Requirements Ability to lift and carry 50+ pounds Ability to climb ladders, access roofs, and work in industrial environments Comfortable working indoors and outdoors in varying conditionsLicenses Valid driver’s license and reliable transportation requiredSoft Skills Strong troubleshooting and problem-solving ability Ability to prioritize and manage multiple properties and tasks High level of accountability and reliability Professional communication with tenants and vendors Ability to work independently with minimal supervisionBonus Qualifications (Supervisor Level) Experience managing multiple properties or facilities Experience supervising vendors and contractors Familiarity with property/facility management systems Experience with budgeting and capital planning OSHA certificationBenefits Competitive compensation Medical, Dental, Vision 401(k) with company match Paid time off and holidays Company vehicle or mileage reimbursement (if applicable) Growth opportunities within a multi-state portfolioSalary Description$25.00 - $30.00
