Land Entitlement Manager

The Land Entitlement Manager leads and oversees the entitlement process for new residential communities, ensuring projects move efficiently from concept to approval. This role serves as a key liaison between internal teams, consultants, and public agencies, guiding projects through due diligence, planning, and municipal review. Success in this position requires a strong understanding of local regulations, strategic problem-solving, and the ability to coordinate complex, multi-disciplinary efforts that support the Indianapolis Division's land development goals.Responsibilities:Lead and manage all aspects of the entitlement process for new residential communities, including due diligence, zoning, site planning, construction drawings, and permit approvals.Develop and maintain entitlement schedules while coordinating with internal teams, consultants, and division leadership to achieve design and development objectives.Obtain necessary approvals and permits from federal, state, and local agencies to support land development and homebuilding activities.Manage and direct consultants, including engineers, planners, architects, and environmental specialists, to ensure timely and accurate submittals.Partner with the Land Acquisition team to provide due diligence support and evaluate feasibility for potential land opportunities.Collaborate with Development and Operations teams on preliminary budgets, cost analysis, and project coordination.Serve as a key liaison with municipalities, public agencies, and community stakeholders to facilitate approvals and maintain positive working relationships.QualificationsValid driver's license.Advanced skills in Microsoft Office Suite (Excel, PowerPoint, Word, etc.) and Smart Sheet experience preferred.Excellent analytical, writing, and communication skills.Excels in a team environment.Skilled in reading and understanding municipal guidelines, documents, plans, and permits.Ability to meet multiple deadlines concurrently and multi-task with attention to detail.3-5 years of experience in community entitlement and homebuilding process, with some public agency experience preferred.A bachelor's degree in construction management, urban design, business, engineering, or related fields is preferred; a high school diploma or GED is required.Strong management capabilities when managing numerous consultants, interactions with multiple internal stakeholders, budgets, and schedules.Additional Information.What We Offer:Come build your future with our winning team, recognized by Fortune Magazine as one of the "100 Best Companies to Work For" 19 times!
