Compliance Specialist-Rentals

Phipps Houses is one of the nation's oldest and largest not-for-profit developer/owners of affordable housing. It is a multi-faceted real estate organization, involved in the development, finance, construction and asset management of new and rehabilitated multi-family housing for low to middle income New Yorkers. Through its subsidiary, Phipps Houses Services, Inc., it conducts residential and some commercial property management, and its tax-exempt affiliate, Phipps Neighborhoods, provides human services to its development communities.The Compliance Specialist will play a key role in the re-rental of vacant units across the Phipps Houses portfolio. Working as part of a small, collaborative team, the ideal candidate will be responsible for processing applicant files efficiently and ensuring compliance with LIHTC and HUD guidelines.Salary range for this role is $60-65,000 commensurate with education and experience - position is also eligible for year-end discretionary bonus.Applicants must be authorized to work for ANY employer in the U.S. We are unable to sponsor or take over sponsorship of an employment Visa at this time.Duties and ResponsibilitiesProcess applicant files, including sending and reviewing third party verifications, requesting, and reviewing documentation, calculating income according to LIHTC and HUD guidelinesReview files prepared by Leasing Compliance SpecialistsCreate lease(s) via RealPage (On-Site) and coordinate lease signing and the collection of first month's rent and security depositCreate guest cards and process move-ins in YardiCoordinate with property managers for key pick up and move-insProcess and complete subsidy packagesTrack, update and manage multiple waiting-list in ExcelAssist VP of Rentals and Director of Rentals with any necessary work within the Rentals departmentOther duties may be assigned as required for efficient operationsDesired QualificationsMinimum of a High School Diploma or GED. Bachelor's or associate Degree preferred.Three-five years prior experience in LIHTC and HUD CompliancePrior experience working with affordable housingMust have strong math skills and be efficient and accurate with calculationsAbility to complete and manage large volumes of forms and paperworkProficiency in Microsoft word and excel is essentialTax Credit specialist certificate is a mustProficiency in Yardi property management softwareLicenses & CertificationsTax Credit CertificationEqual Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
