DescriptionPosition IdentificationFLSA Status: ExemptReports to: Operating Unit PresidentSalary: $60,000+ Dependent on ExperiencePosition ObjectiveOperate/manage projects to ensure that all associated work is performed in a timely and cost-effective manner, in accordance with applicable plans and specifications, company policies and procedures and sound roofing practices.Job FunctionsProvide project manager services for multiple projects running concurrentlyAssist as appropriate in collections process and final paymentsAssess bid specifications probability of completion under stated timelineProvide functional direction over areas of responsibility including construction schedules, cost control, dispute resolution, contract administration and quality controlObtain relevant property and building information as required to properly integrate and coordinate construction projects with building activities and building systemsSupport negotiation of design-build construction contracts and negotiate subcontractsPrepare, and issue purchase orders, subcontracts, AIA, and other agreements/documentsOversee professional consultants, contractors, and vendors to assure that they are complying with project and contract requirements including project costs, design, and schedules, and all other requirements for the proper execution of the work and construction progressResolve complex construction-related issues, disputes and disagreementsDevelop, assigns and monitors performance of staff relative to construction projectsReview all change orders from assigned projects and assesses their impact on budgetReview status and monitor the project relative to scheduling and cost controlsReview and verify applications for payment and perform overall fiscal management of multiple construction projectsEnsure that all work has obtained approval from all relevant parties including all required governmental agenciesEnsure the issuance and maintenance of contractor's insurance, and work permitsArrange and conduct regular meetings with the internal and external project team, document the project, and the delegation of responsibilities. Schedule sub meetings as needed to maintain productivity & communicationBecome thoroughly knowledgeable with the project's contract documents, drawings, specifications and scope of workConduct periodic site visits as required to monitor construction progress, schedule, plan, and specification compliance with contract, construction documents, and requirementsTrack and assure the expeditious review and approval of submittals, shop drawings, the preparation and transmittal of the owner's comments, and assure compliance by contractors and consultants as may be requiredMaintain all drawing logs, submittals, samples, and all other correspondence of projectsReview, manage, and approve invoices, requisitions, and other bills to ensure their accuracy and when payments are due. Review and manage change order work scope and scheduleUpon completion of the project, distribute and inform staff of all relevant as-built drawings, documents, and operating manuals for the proper operation and maintenance of the construction workEnforce design-build construction contracts, subcontracts and supply agreementsContribute to reporting at month end, WIP and cost to complete for managementContribute to Project Status Report (PSR) and Cost and Revenue forecastsPerforms other related duties as assignedKnowledge, Skills & Experience (Essential)High School diploma4+ years of experience in construction project managementMS Office, and MS Project experienceOSHA 10 trainingKnowledge, Skills & Experience (Desirable)Associates/Bachelor's degree in construction/engineering related curriculumPrevious estimating experience helpfulKnowledge of basic accounting principlesBilingual SpanishOSHA 30 trainingKey CompetenciesWalking, turning, stooping and reaching for and carrying materials, stepping over and around obstacles, climbing ladders and scaffolding Must hear well enough to understand oral directions Must see to read forms, labels, directions, prints, and specificationsTeamwork and collaborationOccupational Health and SafetyEmployees are responsible and accountable forEnforce and adhere to OSHA Safety Requirements Compliance with workplace policies and procedures for risk identification, risk assessment and risk controlActive participation in activities associated with the management of workplace health and safetyIdentification and reporting of health and safety risks, accidents, incidents, injuries and property damage at the workplaceCorrect utilization of appropriate personal protective equipmentPhysical surroundings: Frequently exposed to fumes or airborne particles, moving mechanical parts and vibration.
