The Maintenance Technician will represent The Management Trust’s commitment to excellence by maintaining the physical integrity, safety, and aesthetic appeal of the community’s common areas, facilities, and shared amenities and engaging in respectful communication with coworkers and homeowners.Operating with a high degree of independence, this position requires a skilled professional capable of diagnosing and repairing diverse maintenance issues, managing preventive upkeep, and interfacing professionally with residents, management, and third-party contractors.Job Duties And ResponsibilitiesFacility & Grounds Maintenance performing preventative maintenance and minor repairs on community recreational areas (e.g., clubhouses, pools/spas, sports courts, and shared equipment). Commercial Systems Operations: Maintain a strong working knowledge of commercial building systems (HVAC, plumbing, electrical, and safety) to efficiently diagnose, repair, and perform routine maintenance across the facility and including replacing faucets, clearing minor drains, and repairing or winterizing basic fixtures.Carpentry & Painting: Repair, refresh, or install common area fencing, gates, and clubhouses exterior/interior. Light and Plumbing: Troubleshoot and replace light fixtures, bulbs, photocells, ballasts, and switches across common areas and clubhouses. Perform routine light plumbing tasks, including repairing or replacing leaky faucets, and servicing or replacing flushometers, showerheads, and basic fixtures. Signage & Traffic Calming: Install and maintain community signage, ensuring reflectivity standards and secure mounting. Assist with the deployment or basic upkeep of mobile traffic/radar equipment. Access Control Support: Conduct basic visual inspections and minor physical adjustments to community vehicle gates, pedestrian gates, and call boxes. Equipment Management: Safely operate, clean, and store community-owned tools, specialized equipment, and maintenance machinery. Inspections: Conduct routine walkthroughs of the property to proactively identify safety hazards, repair needs, or potential rule violations regarding property aesthetics. Work Orders: Maintain a clean, organized digital or written log of work orders, completed tasks, and upcoming preventative maintenance schedules. Event Management Support: Perform the set up and take-down of events for community; including but not limited to tents, umbrellas, tables, chairs, furniture, linens, stage, etc. Safety Adherence: Ensure all tasks are performed in strict compliance with OSHA standards, utilizing appropriate personal protective equipment (PPE) and maintaining clear, safe pathways for residents during repairs. Association Vehicle: Drive the Association’s truck between the various amenities on the property to perform work functions, maintaining a high standard of care of the vehicle, tracking and scheduling maintenance of oil changes, tires and engine care.Qualifications & Skill Requirements Experience: Minimum of 5–7 years of advanced handyman, commercial facility upkeep, or residential property maintenance experience. (HOA or master-planned community experience is highly preferred). Technical Proficiency: Strong working knowledge of basic carpentry, plumbing, electricity, painting, and drywall. Ability to read blueprints or technical manuals is a plus. Problem-Solving: Proven ability to work independently, accurately diagnose mechanical or structural issues, and determine whether a repair can be handled in-house or requires an outside specialist. Communication: Excellent interpersonal skills with a commitment to maintaining professional, friendly, and transparent communication with community management and residents. Physical Requirements: Ability to lift up to 50 lbs regularly, climb ladders, work outdoors in varying weather conditions, and stand or walk for extended periods. Licensing: Must have and maintain a valid driver’s license, vehicle insurance and driving record in compliance with Company policy.
