Network Real Estate Specialist / Developer
Hybrid: Currently Tuesdays and Thursdays in our West Nyack, NY officeDescription Seeking an organized, self-starter, independent candidate with general experience with Civil and Radio Frequency Engineering design standards for a variety of Cell Site builds, including rooftops, water tanks and towers and also a general knowledge of wireless (cell site) installations, leasing, and maintenance to assist with a variety of day to day property management issues associated with existing cell sites.Must Have Skills 4+ years in wireless, including significant knowledge of site acquisition/leasing and land use/zoning in NYC and the surrounding suburban counties in New York. Flexible and able to prioritize with proven ability to multi-task large workload including the ability to manage high volume calls, emails, and texts with varying levels of urgency. Diligent follow up and project management skills. Experience in the wireless industry including working with A&E firms, contractors, permit expeditors, etc. Ability to read and interpret lease exhibits/drawings with keen attention to detail. Working knowledge of real estate leases, amendments, easements, ROWs, utility accounts (gas, electricity), generators, and other items related to the maintenance of a cell site etc. Strong communication skills, both oral and written. Organized and process focused. Strategic thinker & planner, who can anticipate problems in order to successfully navigate around them even during high pressure situations. Strong troubleshooting & research skills. Collaborative, team player. Adeptness with Google Suite, MS office software (Word, Excel, PowerPoint, etc.) Operates with professionalism and integrity.Desired Skills Project management. Ability to adapt to changing business needs. Valid driver's license.Job Responsibilities Work with construction and Landlords to address site issues e.g., roof leaks, violations, open building permits, etc.. Coordinate access to cell sites for various teams including Operations and Construction and maintain our database including the latest Access and Landlord contact information. Find innovative solutions for the more difficult site access issues. Enter required information into HQ databases and maintain the Property Management tracker. Research and resolve utility billing issues, e.g., electric, gas. Maintain an open line of communication with utility providers, e.g., Client, Constellation, Client to quickly identify and resolve issues. Audit utility billing to identify discrepancies and maintain/manage accurate utility data for cell sitesPreferred Candidate Will Have Exemplary landlord/customer relations and negotiation skills, including the ability to diffuse adversarial engagements. Ability to discuss construction related matters related to wireless installations. Ability to work well with a variety of professionals, including but not limited to, attorneys, engineers, consultants and construction team members.Education/Certifications Bachelor’s degree or four or more years of work experience.
