Preconstruction Manager – Multifamily / Student Housing Chicago, IL $125,000 – $150,000 + Full Benefits PackageI’m working with a dynamic, fast-growing real estate developer to find a sharp, high-energy Preconstruction Manager. This developer specializes in best-in-class multifamily and student housing communities. They move quickly from acquisition through delivery and need someone who can add immediate value across the full project lifecycle.What You’ll Do:Lead preconstruction efforts from acquisitions and due diligence through entitlements, design, and into construction.Deliver early cost estimates, constructability reviews, value engineering, and proactive design input.Vet and onboard contractors, negotiate preconstruction agreements, and drive projects toward successful GMP contracts.Maintain and evolve historical cost databases, outline specifications, and track market trends and pricing.Provide change order support and clear GMP contract interpretation during construction.Collaborate closely with Entitlements, Development, and Acquisitions teams in a true cross-functional setting.What They’re Looking For:5+ years of experience in preconstruction, estimating, or construction management (strong candidates with 3–7 years total relevant experience will be considered).Strong preference for multifamily ground-up or student housing experience. Hospitality, commercial, industrial, or TI backgrounds will also be considered.Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.Strong skills in budgeting, scheduling, reading plans/specs, advanced Excel, cost modeling, and GMP processes.Proactive, high-availability mindset — someone who raises their hand and gets things done.Excellent communication skills with the ability to leverage prior experience immediately.
