RCP Management is seeking a Building Manager to oversee the daily operations of a residential property with professionalism, efficiency, and strong attention to detail. This role is responsible for ensuring all building activities are administered in a courteous, organized, and timely manner while maintaining a high standard of service. The ideal candidate will represent both the association and RCP in a positive, service-oriented capacity, consistently projecting a friendly and professional image to residents, vendors, and stakeholders.This full-time position offers a competitive salary range of $100,000–$120,000 per year, depending on experience, along with a comprehensive benefits package that includes:401(k) plan with employer matchMedical, Dental, and Vision insuranceLife insuranceShort-Term and Long-Term Disability coverageFlexible Paid Time Off (PTO)Responsibilities:Financial Management:Assist in the preparation of the budget along with the corporate office financial staff and Board to ensure proper analysis and recommendations as to the final annual budgetReview monthly financials – Make recommendations to the Board as to anticipated shortfalls and/or excess funding by budget line itemsAssist the Association auditor with the preparation of financial statementsImplement and oversee the collection of association duesApprove all purchases of supplies and equipmentApprove and monitor payment of billsOperations Management:Conduct periodic inspections of the physical plant, noting deficiencies, and take necessary action within budget and/or authority granted by the BoardEnsure that proper maintenance standards and by-laws, as well as rules and regulations, are metSupervise and train front desk and maintenance staffDevelop and manage short and long-term building operation plansPrepare notice of meetings and agendasPrepare management reportsAttend meetings of the Board of Directors as per the management contractPrepare, update, and administer all forms and procedures for resalesImplement and enforce rules and regulationsPrepare bid specifications and solicit bids for all contractsMonitor the work of all contractors to ensure compliance with contractual obligations, including landscaping, maintenance and repairs, waste removal, snow removal, pool management, and legal counselBe familiar with building layout and the operation of mechanical systemsImplement unit alteration policy and preventive maintenance programAssist the engineer with capital reserve schedule updates and deferred maintenance schedulesImplement an A/P and inventory control systemManagement and/or oversight of site-specific operations and their systems (garages, leases, rentals, move-ins/move-outs, website, staff certifications, key badges, etc.)Communications and Customer Relations:Respond to calls from Board members, unit owners, vendors, and professionals. Ensure that all calls are acted upon and that follow-up and action taken are properly recorded and reportedInitiate correspondence to keep members informed and ensure payment of all fees and duesAssist in coordinating special eventsOther:• Supervise the Facility Supervisor and the Associate Manager, who is presently acting as Super and Administrative Assistant• Be available for emergencies 24/7Qualifications:Possess a foundational understanding of accounting, finance, legal principles, insurance, property maintenance, and management practicesDemonstrate strong interpersonal skills with the ability to deliver a high level of service, including in high-pressure or crisis situationsExhibit the ability to work effectively with diverse groups and build positive, trusting relationships with association membersExperience in cooperative housing environments preferredPrior building management experience preferredAbout Company:Since RCP opened its doors in 1974, our goal has always been to provide clients with the most responsive, efficient, and cost-effective property management services.
