Maintenance TechnicianThe Maintenance Technician plays a critical role in ensuring the safety, functionality, and aesthetic appeal of residential and commercial properties within the real estate and rental industry. This position is responsible for performing routine inspections, preventive maintenance, and timely repairs to building systems and equipment, thereby minimizing downtime and enhancing tenant satisfaction. The Maintenance Technician collaborates closely with property management teams to address maintenance requests efficiently and uphold compliance with safety regulations and building codes. Ultimately, the Maintenance Technician ensures that all facilities operate smoothly, providing a safe and comfortable environment for occupants.Minimum Qualifications:High school diploma or equivalent.Proven experience as a maintenance technician or in a similar role within the real estate or property management industry.Basic knowledge of electrical, plumbing, HVAC, and general building maintenance.Ability to read and interpret technical manuals, blueprints, and safety regulations.Valid driver's license and reliable transportation.Preferred Qualifications:Certification in HVAC, electrical, plumbing, or a related trade.Experience with computerized maintenance management systems (CMMS).Familiarity with OSHA safety standards and local building codes.Strong troubleshooting and problem-solving skills.Ability to work flexible hours, including weekends or on-call shifts.Responsibilities:Conduct regular inspections of HVAC, plumbing, electrical, and structural systems to identify maintenance needs.Perform routine preventive maintenance tasks such as changing filters, lubricating moving parts, and testing safety systems.Respond promptly to maintenance requests from tenants or property managers, diagnosing problems and executing repairs.Maintain accurate records of maintenance activities, including work orders, parts inventory, and compliance documentation.Collaborate with external contractors and vendors for specialized repairs or large-scale maintenance projects.Ensure all maintenance work complies with local building codes, safety standards, and environmental regulations.Assist in setting up and maintaining common areas, including lighting, landscaping, and security systems.Skills:The Maintenance Technician utilizes technical skills daily to diagnose and repair a wide range of building systems, ensuring operational efficiency and safety.
