Real Estate Analyst/Trainee
HealthTrust is a national leader in seniors housing and healthcare real estate valuation services. Our firm provides valuation & consulting, litigation support services, asset management, to all participants in this specialized sector. Users include balance sheet lenders, investment banks, private equity funds, pension funds, life insurance companies, corporate real estate departments, governmental agencies, developers and operators. Specialty product lines include 55+ Active Adult, Independent Living, Assisted Living, Skilled Nursing, Behavioral Health, Continuing Care Retirement Communities (CCRCs), and Hospitals.
The Role:
HealthTrust is seeking a full-time analysist / support staff reporting to our Boston office (Financial District).
Real estate appraisal process starts with research. Given the complexity of the asset class, the candidate will be tasked to help answer the following questions:
What are the average rents and occupancy rates in a given market?
What are different ways a property can be used according to the zoning law?
Are the property taxes consistent with the market?
How many competing facilities are in the area?
How much demand is there for senior housing in this market?
General Responsibilities:
Conduct telephone interviews for industry data, zoning, tax authority, and comparable communities; The right candidate MUST be comfortable on the phones. You will make 10-15 calls per day.
Use data sources like state licensing lists to measure senior housing supply in a market
Enter all of the information you gather into our database and Excel valuation model (you will spend a lot of time with a spreadsheet open)
Valuation and market analysis for all industry asset classes;

Ideal Candidate:
Must be self sufficient, organized, and quick learner. We will train on specifics to healthcare/senior living (come with a willing attitude).
Process-oriented: our appraisal process is a well-oiled machine and it is good to have someone that likes structure and understanding how one step leads to another.
Persistent and tenacious: you will be on the phone conducting research and some of the people you are calling may not be thrilled to speak with you so you cannot get easily shaken
Communicative and team-player: the appraisal process starts with data collection and market analysis; the rest of the team depends on your work so it’s important to be able to ask lots of questions and share progress and priorities.
Basic Microsoft Excel / Word skills required.

Job Type: Full-time - A typical week is 40+/- hours with options to work remotely 1-2 days a week once fully trained.
Pay: Annual Base Compensation from: $55,000 Researcher/analyst; $55,000-$65,000 Trainee/Experienced Real Estate Professional; $75-80,000+ for State-Certified General Appraiser. Incentive pay for production achievements $30,000-45,000+ on top of base pay (does not apply to Researcher or Analyst). PTO, Sick Time, Floating holidays, Personal Days, 401K with company match, education/license reimbursement, full health insurance.
