Technician, Maintenance

Job Location: Phipps Plaza Office The successful candidate’s responsibilities will include, but not be limited to:  Routinely inspects property, troubleshoots and makes repairs to the mechanical, electrical, HVAC and plumbing systems, as well as any structural elements of the property  Performs a variety of maintenance/minor repair activities on the interior/exterior areas of the property including, but not limited to, painting, drywall, structural elements, including parking lot and sidewalks, plumbing repairs, drain stoppages, and lighting; including lamp, fuse and ballast replacements  On call 24/7 - Must be available to respond to property emergencies as required  Trained and operates a variety of equipment to perform minor repairs and maintain cleanliness of the property. Inventories and maintains equipment within storage areas (light bulbs, filters, repair parts, hardware, etc.)  Aids tenants in performing special events and/or maintenance requests as approved and required  Prioritize, schedule, assign and review work within a computerized maintenance management system (CMMS), allocating time and materials to tenants where required  Inspects and operates generators and fire pumps to insurance standards and documents activity  Performs job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environment  Maintains a good working relationship with all tenants, employees, and staff; responds to issues or requests as required  Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked  Act as an Emergency Response Team Member as described in the building's Emergency Evacuation Procedure Manual  May perform additional maintenance duties as assigned Page 2 of 2 MINIMUM QUALIFICATIONS:  High School Diploma or GED preferred. Technical School certifications and/or training preferred  Minimum 2-3 years of commercial office building maintenance experience performing carpentry, HVAC, electrical, mechanical and plumbing functions  Ability to read and interpret documents and comprehend instructions. Ability to effectively present information to departmental management, employees, tenants, and outside contacts  Ability to apply common sense understanding to carry out instructions furnished in written or oral form. Ability to define problems, collect information and establish facts  Knowledge of safety rules, hazards, and application of accident prevention measures  Experience in scheduling, planning and assigning work  Knowledge of proper methods of storing equipment, materials and supplies  Basic knowledge of fire protection hydraulic system and fire protection alarm systems  Paint, electrical, plumbing, and drywall skills  Capability to diagnose problems on equipment  Knowledge of basic electrical systems  Ability to work days, evenings, weekends, and holidays as required  Ability to lift and carry up to 50 pounds; climb ladders and ride in a lift
