construction execution and financial accountability.Role OverviewThe Project Manager leads construction execution from preconstruction through closeout across large-scale multifamily developments.This role requires:Strong financial disciplineHigh-level communication and documentation abilityOperational leadershipSchedule ownershipConfidence managing complex stakeholder environmentsYou will be expected to solve problems proactively, drive accountability across teams, and maintain alignment between field execution and investment objectives.ResponsibilitiesPreconstruction & ProcurementLead subcontractor procurement, bid packaging, scope leveling, and contract strategyValidate budgets and proactively identify cost and constructability risks before executionCoordinate with design teams to resolve scope gaps and improve project efficiencyEstablish baseline schedules aligned with operational and lease-up objectivesParticipate in design-assist and value engineering efforts where appropriateFinancial Control & Cost ManagementOwn project financial performance from buyout through final closeoutMaintain accurate cost-to-complete forecasting and cash flow visibility at all timesManage subcontractor pay applications, lien releases, invoices, and draw documentationNegotiate and control change orders with clear understanding of cost and schedule impactsIdentify budget risks early and implement corrective action strategies immediatelyExecution LeadershipPartner closely with Superintendents to maintain alignment between field production and project objectivesDrive accountability across consultants, subcontractors, vendors, and internal teamsMaintain schedule momentum and actively mitigate delays before they impact milestonesEnsure RFIs, submittals, and coordination workflows are executed with urgency and accuracyConduct regular site walks and maintain direct awareness of field conditions and project statusStakeholder & Owner CoordinationServe as the primary construction-facing representative to ownership, consultants, lenders, and municipal stakeholdersLead OAC meetings and maintain clear communication flow across all partiesCoordinate project reporting tied to lender draws, development milestones, and executive oversightSupport phased turnover and lease-up coordination with property management teamsCloseout & Asset TransitionManage all closeout deliverables including warranties, O&M manuals, as-builts, and turnover documentationCoordinate warranty execution and post-completion issue resolutionConduct project post-mortem reviews and contribute to continuous process improvement across the platformRequirements (Non-Negotiable)5-8+ years of construction project management experience with direct responsibility for multifamily ground-up projectsProven track record delivering projects in the $30M–$100M+ range as Project Manager or Senior PMAbility to directly and indirectly lead and control all documentationStrong financial management capability including budgeting, forecasting, cost control, and change order negotiationDemonstrated ability to manage complex stakeholder environments under schedule and budget pressureAdvanced proficiency in Procore, Bluebeam Revu, Excel, and CPM scheduling workflowsStrong understanding of multifamily vertical construction, sequencing, and coordination requirementsOSHA 10 certification requiredAbility to lead difficult conversations, resolve conflict, and drive accountability across teamsPreferred ExperienceExperience within an Owner / Developer / GC platformPodium, wrap, mid-rise, concrete, or structured parking project experienceExposure to lender draw administration and equity reporting processesPMP, CCM, LEED, or similar professional certificationsCompensation & BenefitsWe offer a compensation structure aligned with performance and accountability:Base Salary: $115K–$165K DOEPerformance-based bonus tied to project and company
