Property Maintenance

Job Summary: This individual will be responsible for maintaining the aesthetic appeal, cleanliness, and overall curb appeal of the property's exterior grounds and common areas. This role involves a combination of landscaping tasks, trash removal, light maintenance, and general tidiness to ensure a welcoming and well-maintained environment for residents, tenants, or visitors. Key Responsibilities: Grounds Maintenance: Perform regular litter and debris pickup across all outdoor common areas, parking lots, walkways, planting beds, and landscape features. Empty and clean exterior trash receptacles and replace liners as needed. Sweep and blow pathways, entrances, and common paved areas to keep them free of leaves, dirt, and debris. Assist with basic landscaping tasks such as weeding, pruning small shrubs, raking leaves, and mulching. Water plants, flowers, and turf as directed, especially during dry periods. Monitor irrigation systems for leaks or malfunctions and report issues. Clean outdoor furniture, fixtures, and amenities (e.g., benches, playground equipment, BBQ areas). Collect and properly dispose of all trash, recycling, and bulk items from designated outdoor areas. Maintain cleanliness around dumpster areas, ensuring lids are closed and areas are free of overflow. Assist with the setup and breakdown of waste collection bins for special events or bulk trash days. Inspect property grounds daily for potential hazards, maintenance needs, or issues (e.g., broken sprinklers, damaged fencing, clogged drains, graffiti, spilled liquids). Report any observed maintenance or security issues promptly to the Property Manager or Facilities Manager. Replace light bulbs in exterior fixtures as needed and safely. Clean and maintain exterior signage. Operate groundskeeping equipment (e.g., leaf blowers, trimmers, pressure washers) safely and effectively. Clean and maintain tools and equipment, reporting any need for repair or replacement. Adhere to all safety guidelines and protocols, including the use of personal protective equipment (PPE). Qualifications: High school diploma or equivalent preferred. Proven experience in landscaping, groundskeeping, janitorial, or general maintenance roles is a plus. Ability to perform physical labor outdoors in various weather conditions. Knowledge of basic landscaping techniques (weeding, pruning, watering) is beneficial. Familiarity with operating common landscaping tools and equipment. Strong attention to detail and a commitment to maintaining a high standard of cleanliness and appearance. Reliable, punctual, and a strong work ethic. Ability to work independently with minimal supervision while also being a team player. Good communication skills to report issues and interact with staff/residents politely. Must be able to pass a background check and drug screening (if required by company policy).
