This role ensures strong occupancy, regulatory compliance, financial performance, and high resident satisfaction while leading onsite staff and coordinating with corporate teams.Key ResponsibilitiesOperations & LeadershipOversee day-to-day operations of assigned propertiesSupervise and support Assistant Property Manager and maintenance staffPromote a high standard of professionalism and customer serviceIdentify operational challenges and implement effective solutionsCompliance & Program OversightEnsure compliance with LIHTC, PBV, and Fair Housing requirementsReview and approve:Move-ins and move-outsAnnual and interim recertificationsMonitor EIV reports and resolve discrepanciesEnsure all tenant files are audit-readyFinancial & Occupancy PerformanceOversee rent collection and delinquency managementMaintain occupancy target of 98% or higherMonitor leasing activity and waitlist utilizationEnsure timely unit turnsMaintenance & Asset OversightOversee maintenance operations and ensure timely completion of work ordersConduct regular property inspectionsCoordinate with maintenance staff and vendors to resolve issuesResident Relations & Compliance EnforcementHandle escalated resident concerns and disputesOversee lease enforcement, notices, and compliance actionsSupport resident satisfaction and community engagementReporting & CommunicationProvide regular performance updates to Regional Property ManagerCoordinate with compliance and corporate teams to resolve file issuesEnsure timely completion of reports and assigned projectsReview and approve:Move-ins and move-outsAnnual and interim recertificationsMonitor EIV reports and resolve discrepanciesEnsure all tenant files are audit-readyQualifications & ExperienceHigh School Diploma required; Associate’s or Bachelor’s preferred2+ years of property management experience preferredExperience with LIHTC, PBV, Section 8, or other subsidized housing strongly preferredStrong leadership, communication, and organizational skillsAbility to manage multiple priorities in a fast-paced environment, identify root causes and provide applicable solutions to challenging situations.Fair Housing Compliance CertificationKey Competencies & Skills● Strong customer service and interpersonal communication skills.● Excellent organizational and time-management abilities.● Ability to work with diverse populations in a professional and respectful manner.● Proficiency in Microsoft Office Suite, housing management software, and HUD compliance systems.● Strong analytical skills, attention to detail, and problem-solving abilities.● Ability to handle confidential tenant information with discretion.● Effective written and verbal communication skills.Work Environment & Physical Requirements● Office-based position with occasional physical activity (lifting files, kneeling, etc.).● Must be able to work in a fast-paced housing administration environment with occasional high-stress situations.● Requires the ability to sit or stand for extended periods.● Must maintain a professional appearance and positive attitude.BenefitsWe believe in rewarding our employees for their dedication and hard work.
