Estimator
Position SummaryThe Estimator is responsible for preparing accurate and comprehensive cost estimates for commercial construction projects from conceptual design through final bidding and GMP development. This role collaborates closely with owners, architects, engineers, subcontractors, and internal project teams to develop competitive pricing strategies, evaluate project risks, and support successful project delivery.The ideal candidate possesses strong knowledge of commercial construction methods, market pricing, conceptual estimating, quantity takeoffs, subcontractor coordination, and value engineering for complex projects including healthcare, life science, higher education, technology, hospitality, mixed-use, and corporate interiors.Key ResponsibilitiesPrepare detailed conceptual, schematic, design development, and GMP estimates for commercial construction projects.Perform quantity takeoffs and pricing analysis from drawings, specifications, BIM models, and conceptual documents.Solicit, evaluate, and level subcontractor and supplier proposals.Develop bid packages and scope sheets for trade partners.Identify scope gaps, overlaps, constructability concerns, and cost risks during preconstruction.Participate in design review meetings and provide real-time budgeting guidance to owners and design teams.Support value engineering and cost-saving initiatives while maintaining design intent and project quality.Analyze historical cost data, labor trends, escalation, and market conditions.Assist in preparation of bid proposals, clarifications, assumptions, and exclusions.Collaborate with Operations, Project Management, and Field Teams during project turnover and buyout.Maintain estimating databases, unit pricing, and subcontractor/vendor relationships.Participate in post-bid reviews and subcontractor interviews.Support procurement strategies and early trade partner engagement.Prepare and present estimate summaries to executive leadership and clients.Manage multiple estimates and deadlines in a fast-paced environment.QualificationsBachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.3–10+ years of estimating or preconstruction experience in commercial construction.Experience with negotiated work, GMP estimating, and conceptual budgeting preferred.Strong understanding of construction means and methods, sequencing, and building systems.Ability to read and interpret drawings, specifications, schedules, and contract documents.Experience with large-scale commercial projects preferred.Knowledge of local subcontractor market and pricing trends.Strong analytical, organizational, and communication skills.Ability to work collaboratively in integrated project delivery environments.Preferred Project ExperienceExperience estimating projects in one or more of the following sectors is preferred:HealthcareLife Sciences / BiotechHigher EducationData CentersCorporate InteriorsHospitalityAviationMixed-Use DevelopmentsAdvanced Technology / ManufacturingSoftware & Technical SkillsBluebeamOn-Screen Takeoff (OST)Sage EstimatingProcoreAutodesk BuildRevit / BIM coordination familiarityMicrosoft Excel & Office SuiteKey CompetenciesConceptual estimatingCost planning & budgetingTrade partner managementValue engineeringConstructability analysisRisk assessmentClient communicationTeam collaborationSchedule awarenessProblem solvingWhat Successful Candidates DemonstrateAbility to develop accurate estimates with limited design information.Strong communication with owners, architects, and trade partners.High attention to detail and organization.Understanding of field operations and construction logistics.Ability to thrive in collaborative, fast-paced preconstruction environments.Leadership mindset with strong accountability and professionalism.
