Building Superintendent/Property Maintenance
Property & Systems ManagementConduct routine walkthroughs and inspections of the property, including mechanical systems, plumbing, electrical components, heating equipment, and all shared/common areas.Perform general maintenance and minor repairs to ensure the building remains in optimal condition.Identify potential maintenance issues early and take proactive corrective action to prevent larger problems.Maintain boiler rooms, mechanical spaces, and equipment.Emergency AvailabilityRemain on call to respond to urgent building situations such as leaks, power interruptions, heating failures, or other critical incidents.Communicate effectively with property management and residents as needed to resolve issues quickly and safely.Cleaning & Building UpkeepEnsure all common areas, basements, storage rooms, mechanical spaces, and exterior grounds remain clean, organized, and well‑maintained.Oversee waste disposal, recycling, and refuse management.Resident & Management InteractionServe as a primary point of contact for building‑related concerns, ensuring timely communication and follow‑through.Enforce building policies related to maintenance, safety, and operational standards when required.Relay resident issues to management.Qualifications & Experience3–5 years of experience as a Building Superintendent or in a similar hands‑on maintenance role.Strong general repair and handyman skills, including plumbing, electrical, appliance repair, boiler systems, and HVAC/PTAC troubleshooting.4–5 years of hands‑on maintenance experience across multiple trades.Minimum of 3 years of experience leading and managing a maintenance or service team, including mentoring, training, performance management, and discipline when necessary.Experience with fiscal oversight of property services, including expense control, budgeting, inventory management, and vendor coordination.Residential or commercial property service management experience preferred.High school diploma or equivalent required.Computer literacy and strong communication skills; must be able to communicate clearly in English, both verbally and in writing.Ability to perform interior repairs, painting, and general building upkeep.Ability to work any assigned shift, including weekends, and respond to after‑hours emergencies when on call. Must provide a reachable after‑hours phone number.Ability to perform physically demanding tasks including standing, walking, climbing, sweeping, stooping, kneeling, shoveling, crouching, lifting, and carrying up to 50 lbs.Service team employees must use their own smartphone for certain job functions; device must meet security and software requirements.
