Custodial Service Technician

Overview: Denizen Management is seeking a dedicated and versatile Service/Custodial Technician to join our team at our newly constructed 48-unit multi-use community. This role combines the responsibilities of routine maintenance, custodial duties, groundskeeping, and minor repairs to ensure the property remains in top condition and meets the highest standards of cleanliness and functionality. Key Responsibilities: Service Technician Duties: Perform routine and preventive maintenance tasks including HVAC, plumbing, electrical, painting, and minor carpentry repairs. Complete work orders efficiently, ensuring minimal disruption to residents and high satisfaction. Conduct regular inspections of community grounds, amenities, parking garage, and common areas to identify and address maintenance issues. Prepare units for new residents by performing repairs, replacements, painting, and cleaning during apartment turnovers. Maintain an organized maintenance workshop, keeping an inventory of tools and supplies. Assist with snow removal/salting, landscaping, and seasonal cleanup tasks as needed. Participate in an on-call rotation for after-hours and weekend emergencies. Custodial Duties: Clean and maintain the interior and exterior of the property, including common areas, hallways, and restrooms. Provide in-house valet trash service to residents. Gather and dispose of trash from common areas, parking garage, and grounds. Perform daily cleaning and upkeep of the property, including sweeping, mopping, and vacuuming. Service, clean, and supply common area restrooms and model units. Ensure exterior areas are free of litter and debris, with regular checks and cleanups as needed. Groundskeeping Duties: Walk the property daily to remove trash from grounds, parking areas, and walkways. Assist with seasonal tasks such as planting, watering, and weeding beds. (minimal greenspace areas) Report any exterior or common area items requiring maintenance to management. Requirements: High School diploma or equivalent. Minimum 2 years of experience in maintenance or a related field. Moderate knowledge of HVAC, plumbing, electrical systems, carpentry, and painting. HVAC certification is a plus. Ability to lift and move up to 50 pounds. Proficiency in using office software and willingness to learn new property management applications. Valid driver’s license, reliable transportation, and auto insurance. Strong problem-solving skills, attention to detail, and ability to work independently. Excellent communication skills and the ability to interact positively with residents and staff. Ability to work outdoors in varying weather conditions and perform physical tasks including climbing ladders and operating equipment. Background and drug screening required prior to employment. Attendance at all mandatory training sessions and daily huddle meetings is required. Additional Skills: Capable of understanding and maintaining the overall expected look of the property. Demonstrate initiative and follow-through on projects and work assignments. Proficient in English; proficiency in additional languages is a plus.
