You will make a difference at Dial by not only adding years to resident's lives but life to their years.Position Summary: Coordinate tasks needed to maintain the buildings and grounds in an excellent state of repair, cleanliness and attractive appearance. Ensure the community exterior and interior is held to First Impression standards at all times. General MaintenanceEstablish and carry out a preventative maintenance program. Inspect building and grounds daily and repair items identified as needing repair. Ensure safe and proper storage of cleaning supplies, chemicals, tools and equipment.Check daily for work requests of staff and residents and complete requests promptly.Reports problems with the interior and exterior of the building and any equipment to Executive Director. Assist with development of the maintenance budget and operate within budget guidelines. Perform periodic structural (visual) assessments of the building and report any observed defects. Provide weekly inspections and routine maintenance on company vehicles. Arrange for all repair work and routine maintenance for handicap lift. Coordinate and oversee outside contractors for any required maintenance/ repair work. Requisition supplies needed within the annual budget, requesting approval for non-budgeted items. Ensure proper removal and disposal of trash.Assist with room setup and cleanup for special events. Work with management team to ensure efficient operation of facilityEnsure a safe living environment. Assist with serving meals, as needed.Assume on-call duties, as required.Report any on-the-job injuries to the supervisor before the end of the work shift on the day the injury occurs.Maintain confidentiality of verbal and written information pertaining to residents, community operations and personnel. Other duties as assigned.Education, Experience And Other RequirementsHigh school diploma or GED3-5 years experience in maintenance or environmental servicesExperience in grounds maintenance (lawn and plant care)Experience with cleaning occupied apartments, hotel cleaning, or long-term care facilitiesKnowledge, Skills, And Abilities RequiredPromote teamwork in providing services to residents.Function and operation of kitchen appliances, office equipment, maintenance equipment and grounds equipment, with ability to do minor repairsUnderstanding of and ability to repair minor plumbing, carpentry and electrical problemsProper care and maintenance of lawns, trees, shrubs, and other plantsDrywall repair and paintingOutdoor responsibilities in winter and summerPreferred QualificationsFamiliar with general cleaning proceduresFood handling regulationsHVAC certification is a plus.Willingness to learn and help othersEnjoyment in working with older adults#IND
