Project Manager – Luxury Residential Construction📍 Miami, FL💼 Full-Time | Office-Based Role with Regular Site PresenceAppleOne is partnering with a very stable and well-established luxury residential General Contractor in Miami that is seeking an experienced Project Manager to join their growing team.This organization specializes in high-end custom residential construction and is known for delivering exceptional projects with a strong commitment to quality, client service, and craftsmanship.CompensationCompensation Range: $110,000 – $140,000 (based on experience)Position SummaryThe Project Manager will be responsible for the overall planning, coordination, execution, and successful delivery of luxury residential construction projects from preconstruction through closeout.This is a full-time, primarily office-based role that also requires regular jobsite visits and interaction with clients, subcontractors, architects, and project stakeholders.The ideal candidate will possess strong leadership abilities, financial acumen, scheduling expertise, and the ability to manage multiple moving parts while maintaining excellent client relationships.QualificationsExperience & Education5–8+ years of construction project management experienceExperience managing luxury single-family residential projects, custom homes, additions/remodels, or high-end commercial projects preferredBachelor’s degree in Construction Management, Engineering, or related field preferredProven track record successfully managing projects from preconstruction through closeoutTechnical SkillsStrong understanding of construction methodologies, building codes, regulations, and industry best practicesKnowledge of local permitting and approval processes preferredAbility to read and interpret blueprints, construction drawings, specifications, contracts, RFIs, and submittalsExperience performing quantity take-offs and cost analysis/controlProficiency with construction management software such as Procore, Autodesk Build, Fieldwire, Primavera P6, MS Project, and Microsoft Office SuiteStrong budgeting, forecasting, and financial management skillsCertificationsOSHA 30-Hour Certification requiredValid driver’s license and reliable transportation requiredPMP or CCM certification is a plusEssential SkillsStrong leadership, organizational, and communication skillsExcellent problem-solving and decision-making abilitiesBilingual English/Spanish requiredProfessional client-facing communication and relationship-building skillsAbility to manage multiple priorities in a fast-paced environmentKey ResponsibilitiesProject Planning & SchedulingDevelop and manage detailed project schedules, budgets, and subcontract agreementsCoordinate project timelines and resource allocationWork closely with field teams and superintendents to maintain project schedulesIdentify project risks and proactively resolve issuesPreconstruction & ProcurementLead subcontractor buyout and procurement processesAssist with sourcing and purchasing materials and finishesCoordinate permits and ensure timely approvalsProject Execution & CoordinationCoordinate with architects, engineers, subcontractors, and ownership teamsManage RFIs, submittals, and change ordersConduct regular meetings with project teams and stakeholdersMonitor project progress and address field issues as neededFinancial ManagementMonitor project budgets, forecasts, and monthly billingCoordinate pay applications and subcontractor paymentsReport project status and financial updates to leadershipMeetings & CommunicationLead OAC meetings and weekly project meetingsPrepare meeting agendas and distribute meeting minutesFoster a collaborative and high-performing project environmentSafety, Quality & ComplianceEnsure compliance with OSHA and local building regulationsMaintain high quality-control standards throughout the project lifecyclePromote safe jobsite practices and proceduresDocumentation & CloseoutMaintain all project documentation including contracts, permits, drawings, and change ordersOversee project closeout, punch lists, as-builts, and warranty documentationCoordinate final handoff and client turnover process
