FocusOne in Northwest Houston is seeking an experienced Closer Funder to work in the Houston office. Position SummaryResponsible for the timely and accurate closing and funding of all mortgage loans under federal, state, and investor regulations. Ensures all loan documentation is complete, compliant, and delivered on time, maintaining strict adherence to internal policies and regulatory requirements throughout the closing and funding process.Essential FunctionsCompliance & Documentation ReviewReviewing and clearing all Mavent Alerts in Encompass and ensuring all data is in regulatory complianceReviewing files for post-closing complianceWork with legal on any regulatory or compliance concerns or directionVerifying that signatures are correct and that all documents have been signed correctlyClosing Document Preparation & CoordinationOrdering closing documents through EncompassWorking with attorneys and title companies to ensure closing documents are received and accurateBalancing CDs to match Title Company and Loan Estimate’s figures and approving CDs for closingFunding ProcessOrdering funds from accounting for wiring to the title companyIssuing funding numbers to titles to fund the closed loansEnsuring all checks are delivered to accounting timely mannerPost-Closing & ReconciliationReconciling the Post Closing spreadsheet to ensure that dates are accurate and that funds and files are not outstandingReceiving closed files and funds from the title companiesCollaboration & CommunicationWorking very closely with Operations Manager, Loan Processors, underwriters, Loan Officer and clientsQualifications:Recent Closing/Funding experience (hands-on experience within the last 2 years)Minimum of 2 years recent and active experience in the mortgage broker/banker industry and/or comparable experience or education.Knowledge, Skills & AbilitiesBilingual Spanish desired.Proficiency with Loan Producer, Encompass, FICS, Outlook, Excel, and Word.Strong understanding of underwriting guidelines, particularly for Texas Home Equity and FHA loans.Advanced knowledge of mortgage calculations and regulatory documentation.Familiarity with reviewing legal and compliance documents within the mortgage industry.Highly detail-oriented with the ability to manage multiple tasks in a fast-paced environment.Strong independent decision-making skills with minimal supervision.Excellent written and verbal communication and customer service skills.Demonstrated initiative, accountability, and drive to meet or exceed performance goals.Able to collaborate effectively and interact with clients and colleagues with professionalism, diplomacy, and tact.Willingness to work overtime during peak processing periods, typically at the month-end.
