You will help maintain our apartment communities, ensuring a safe, attractive, and well-functioning environment for residents.Key ResponsibilitiesService & MaintenanceComplete routine service requests within 24-48 hours; respond to emergencies ASAPSchedule and perform preventative maintenanceTroubleshoot and repair light electrical, plumbing, and general maintenance issuesTravel to other properties as needed for coverage or emergenciesApartment TurnsAssist with inspections and prepare units for new residentsPaint, caulk, repair drywall, doors, trim, and fixturesEnsure all appliances and lights are operational; replace/repair as neededRemove trash and remediate moisture issuesProperty AppearanceMaintain office, clubhouse, fitness center, pool, laundry, and all common areasInspect and maintain property lighting weekly; coordinate with vendors for major repairsComplete special projects as assignedResident RelationsInteract professionally and courteously with residentsComply with all Fair Housing lawsTeamwork & SafetyCoordinate daily workflow with supervisor/managerParticipate in on-call rotation for after-hours emergencies (including weekends/holidays)Adhere to company safety protocolsLift up to 50 lbs., climb ladders, and assist with moving appliancesQualificationsMinimum 2 years' general maintenance experience (5+ years in property management or construction preferred)Strong communication, organization, and time management skillsProficient in carpentry, drywall, painting, minor plumbing, minor electrical, and appliance repairPool maintenance and chemical balancing experience a plusWillingness to take on after-hours emergency responsibilitiesProfessional appearance and demeanorAbout Carla PropertiesCarla Properties is a locally owned company with 55+ years in property management, overseeing 2,160+ multi-family units in the Portland Metro area.
