About The RoleThe Custodial Site Manager is responsible for full operational control of custodial services across assigned facilities, ensuring a consistently clean, safe, compliant, and client-ready environment. This role operates as the on-site authority, executing contract requirements independently, driving performance outcomes, and making real-time operational decisions without reliance on upper leadership. The Site Manager is expected to combine operational expertise with analytical thinking, technology utilization, and proactive problem-solving to continuously improve service delivery.Key ResponsibilitiesLead and execute all custodial operations with full ownership of site performanceIndependently manage daily operations, staffing, and service execution without directionAnalyze workload, staffing levels, and productivity to optimize labor efficiencyDevelop and maintain staffing plans, shift coverage, and contingency strategiesUtilize data, metrics, and reporting tools to monitor performance and drive improvementsConduct routine and unannounced inspections; enforce quality control standardsImplement corrective actions and root cause analysis for performance gapsManage labor hours, overtime, and budget adherence through data-driven decisionsOversee inventory, equipment lifecycle, and supply consumption trendsEnsure strict compliance with OSHA, safety, and client-specific regulationsServe as the primary client interface, managing expectations and resolving issues proactivelyExecute special projects, deep cleaning, and high-priority response tasksDevelop and deliver operational reports, dashboards, and performance summariesAdvanced Operational & Analytical ExpectationsTranslate scope requirements into executable work plans and measurable outputsIdentify inefficiencies and implement process improvements without guidanceApply critical thinking to solve complex operational challenges in real timeEvaluate trends in quality, labor, and service delivery to adjust execution strategyMake autonomous decisions that protect contract performance and client satisfactionTechnology & Systems RequirementsDemonstrated proficiency in using operational platforms, quality control systems, and workforce management softwareAbility to learn, adapt, and fully leverage new technology platforms quicklyExperience with digital inspection tools, reporting dashboards, and mobile workforce applicationsStrong working knowledge of Microsoft Excel, data tracking, and performance analyticsAbility to use technology to drive accountability, transparency, and efficiencyLeadership & Performance ManagementLead, coach, and develop staff to meet high performance standardsEnforce accountability through measurable expectations and consistent follow-upTrain team members on procedures, safety, and quality expectationsBuild a culture of ownership, discipline, and continuous improvementCore CompetenciesIndependent Leadership: Operates without reliance on upper management directionAnalytical Thinking: Uses data to drive decisions and improve operationsProblem-Solving: Identifies issues early and executes solutions effectivelyTechnological Proficiency: Leverages systems to enhance performance and reportingOperational Excellence: Delivers consistent, high-quality outcomes across all service areasClient-Focused Execution: Maintains strong relationships through performance, not promisesStrategic Thinking: Anticipates issues and plans proactivelyAdaptability: Thrives in dynamic, high-demand environmentsQualificationsHigh school diploma required; associate or bachelor’s degree preferred3–5+ years of custodial or facilities management experienceExperience managing large-scale or multi-building operations strongly preferredProven ability to independently manage operations and staffStrong understanding of custodial processes, equipment, and chemical usageDemonstrated experience with technology platforms and operational systemsPreferred AttributesExperience in healthcare, government, or high-compliance environmentsBilingual (English/Spanish) a plusKnowledge of sustainability and green cleaning practicesExperience with performance-based contracts and service-level agreementsWorking ConditionsRequires standing, walking, bending, and lifting up to 50 lbsMay require nights, weekends, and holiday coverageExposure to cleaning chemicals and equipmentCBRE Government and Defense Business is thrilled at the opportunity for you to apply to one of our roles.
